Is a flat in Gunjur–Varthur OK for self-use while the CDP road is still unbuilt?

Unfinished road with puddles and dust between apartment blocks in Gunjur and Varthur

Short answer: It can, if you can live with the road that is open today. The CDP link towards the Outer Ring Road still has a missing middle, and State Highway 35 through Varthur and Gunjur is a widening site: dust when it's dry, standing water after rain. Time the trip from your gate on a weekday morning, and again after a heavy shower, before you treat the brochure road as yours.

Key takeaways
  • SH-35 exists and is being widened. The Gunjur–ORR CDP link still stops in the middle.
  • News reports say 140 ft and 150 ft. The forest file says 30 m. Don't pay for a width you cannot see.
  • Work started, as reported, in May 2019 for a November 2021 finish. By August 2026 the target was December 2026, after a 2027 date in November 2025.
  • Gunjur and Varthur roads were inundated on 20 June 2026. The Panathur underbridge flooded on 16 October 2026.
  • Our ROAD check: real carriageway, whose opening date, after rain, dust and drains.

Gunjur and Varthur sit on SH-35, south of Whitefield. Rates, the lake and piped water are in our Varthur property guide. This page stays with the road you can drive today.

What are buyers actually saying?

Paraphrases from public threads, with no names. A thread is not a traffic census.

In December 2025 on r/bangalore, a commuter said about a kilometre through Varthur took from 9:20 to 10:30, with dust, missing footpaths and poor drainage. A reply said the potholes and dust are worse on a scooter. In January 2026 on r/indianrealestate, residents described traffic, dust and potholes as an ordinary day. One put an S-cross trip at 30 to 35 minutes on a bad day and 10 to 15 on a normal one, and said new towers add cars even if a road opens.

In April 2026 on a Bengaluru property forum, a first-home buyer said dry visits looked better than the posts, and did not expect the CDP road soon. A reply said to test it in the monsoon, and to stay off low ground near the lakes. In early September 2026, people asking about the Sarjapur–Whitefield road belt were told a promised ORR link is still not drivable. Others treated the CDP road as the reason to buy. Later that month a photo of a bad approach split the room. Some said buyers forget the rain. A resident said the jam can start inside the gate. Someone else said days like that photo are few.

Which road is the brochure talking about?

"CDP road" means a line on the master plan, which reporters still call the Comprehensive Development Plan. The plan in force is the Revised Master Plan 2015. The line is not a carriageway.

What you were shown What it is What you can use today
Varthur–Gunjur Main Road, SH-35 The highway KRDCL is widening, plus an elevated corridor. The 2023 guidance book calls this line "Varthur–Gunjur Main Road (100 ft)". A public road, in poor shape during the work. The 100 ft label is a valuation row, not today's lane width.
CDP link via New Horizon College / Panathur Master-plan road. Ends built. Middle missing. Not a through route. You still use SH-35, S-cross, Balagere–Panathur or Old Airport Road.
"Approach is a 30 m or 40 m CDP road" Often the layout road, drawn wide on the plan. Whatever track runs from the gate to the highway. Walk it.

That 100 ft tag is from the Karnataka Gazette of 30 September 2023, Shivajinagar book, copies on OpenCity.

On 20 April 2026 the Times of India described a 6.2 km, 140-ft link from Gunjur to the Outer Ring Road via New Horizon College as stalled for nearly two decades. Ends were done. The middle was held by about 6 acres of forest, a KPTCL substation, 20 private properties and two temples. Residents said the road was being cited while everyone still drove the narrow roads.

On 26 August 2026 the paper reported 5.4 acres in Cheebidare, Belthangady, identified for the forest department, against 22,088 sq m in Panathur survey numbers 52 and 53, filed with the Centre in January 2026. No opening month.

On 15 September 2026 officials told the Times of India the forest would be split: alignment from around 2008, both ends built, a strip about 25 m by 400 to 500 m. The corporation was described as building a 150 ft road, with approval to compensate land in Belthangady. A forest step, not a finished road.

The portal does not match those widths. Proposal FP/KA/ROAD/143079/2021 is a 30.00 m road from Kundalahalli to Gunjur Palya, "as per RMP-2015", for 0.99 ha in the same survey numbers. 0.99 ha is not 22,088 sq m. 140 ft is about 43 m, not 30 m, and not a 25 m strip. Ask which document a brochure is copying, then look at the ground. The missing middle is the part every version shares. Other east projects, and which dates have already slipped, are in our East Bengaluru infrastructure tracker.

Where does SH-35 stand?

These dates are targets, and they have moved.

When On the record Source
20 May 2019 Work reported as started, due November 2021. Later called a 100 ft elevated corridor. Times of India, 11 Aug 2026
26 Nov 2025 2027 called realistic. 19 of 198 properties pending. Side drains started. Times of India, 26 Nov 2025
11 Aug 2026 80% of acquisition done, 14 properties pending, target December 2026. 50-plus properties demolished, Varthur Kodi to the police station. Times of India, 11 Aug 2026
26 Sep 2026 GBA chief asked the East corporation for a task force. BWSSB pending, Bescom shifting lines, loose jelly, dust, broken footpaths. Times of India, 26 Sep 2026
8 Oct 2026 Use width that needs no acquisition, lay gravel, add culverts, chase TDR in Gunjur Palya. New Indian Express, 8 Oct 2026

November 2025 said 2027. August 2026 said December 2026, with 14 properties still out. On 8 October the order was still gravel, not a handover. The November story quoted a parent sending a child to school by van because of dust, and a ₹2.6 crore K-SHIP pothole tender on a 70 km stretch that includes parts of SH-35. No air-quality figure is cited for this stretch.

What happens when it rains?

On 7 November 2025 The Hindu reported Varthur, Gunjur and Balagere residents calling SH-35 nearly unmotorable in the rain, with buses and ambulances stuck.

On 21 June 2026 the New Indian Express listed Gunjur and Varthur among inundated roads. Hagaduru, the next ward, recorded 55.5 mm that day on Varuna Mitra. That gauge is not Gunjur's.

On 11 August 2026 a Times of India reporter in the rain described waterlogged potholes and demolition debris in the carriageway.

On 16 October 2026 The Hindu reported the Panathur underbridge flooded again, and named Varthur–Gunjur Road. For a deeper breakdown of this crossing, read our guide on Panathur road access and traffic on acre&key Answers. From 8:30 am to 5:30 pm the IMD figures in that piece were 10.5 mm at HAL, 8.8 mm at Kempegowda airport and 1.2 mm for the city. Cars still stopped, and culverts were still being ordered on 8 October.

Road water and a lake buffer are different checks. The buffer test is in our lake and drain checks.

The ROAD check (our framework)

Score the flat, not the pin code.

Letter Question Stop if
R, real carriageway What do you drive from the gate to a public road, and does the sanctioned plan match it? The gate opens on a track, or the plan shows a road the village does not have.
O, opening date Which agency, and what is their latest target? The flat only works if the missing middle opens on a brochure date.
A, after rain What did the last heavy shower do to the lane, the ramp and the underbridge? You have only visited in the dry.
D, dust and drains Is the walk to the gate paved? Loose gravel is the footpath, and "temporary" has no date.

A dry drive is not a pass.

The same brochure line, "abutting the upcoming CDP road", can mean Flat A on SH-35, a public highway with an agency, or Flat B on a side lane still waiting on the missing middle. Price the lane you drove.

The building, once the road is settled

The K-RERA completion date is the one with legal weight for the building. How to open the file is in our RERA project check. A slipped road and a slipped building are two waits.

No source we checked puts a metro station in Gunjur or Varthur, so the trip stays a road trip. The Purple Line has run to Whitefield since 9 October 2023, and Blue Line stations on the outer ring road were reported in October 2026 as phased from mid-2027. Kaveri records the flat, not the width of the lane. For the inside of the building, use our site visit checklist.

Buyer checklist

  • [ ] Weekday drive, gate to work or the ORR, 8:30 to 10:30. Write your minutes.
  • [ ] Same drive after heavy rain, or a resident's account of that building: lane, ramp, underbridge.
  • [ ] Name the road. If the width has no file, it is unsourced. 140 ft, 150 ft and 30 m are not one width.
  • [ ] At the gate, look for loose jelly, open cuts and debris.
  • [ ] Who maintains the approach: KRDCL, the East corporation, or the layout?
  • [ ] K-RERA date for your phase, the Kaveri encumbrance certificate, and a plan whose access is the access you drove.
  • [ ] If December 2026 slips the way November 2021 did, can you still live here?

Frequently asked questions

Only if today's road works every week, rain included. The ORR link still has a missing middle. If the flat needs that link, you are buying a road date.

Usually the Panathur link: built ends, unfinished middle, 6.2 km in the April 2026 report. Sometimes any wide line on the Revised Master Plan 2015. Ask which, then drive it.

Work was reported as starting on 20 May 2019, for a November 2021 finish. November 2025 said 2027. On 11 August 2026 the target was December 2026, with 14 properties still pending. On 8 October the order was still gravel.

On the days in the record, yes. Residents wrote that in November 2025. Gunjur and Varthur roads were inundated on 20 June 2026, and the Panathur underbridge flooded on 16 October 2026.

Not from Gunjur or Varthur. The Purple Line has run to Whitefield since 9 October 2023. Blue Line stations on the outer ring road were reported in October 2026 as phased from mid-2027.

Not for self-use. Forest land was identified in August 2026, and in September the middle was still incomplete. The file says 30 m. The papers say 140 ft and 150 ft. A clearance step is not an open road.
