Short answer: On 17 Oct 2026 the Greater Bengaluru Authority opened an online plot sub-division on e-Aasthi 2.0. It covers a property held jointly on one A-eKhata, where each owner's share is already on that record. Each owner can come out with a separate A-eKhata. A vacant plot, or a plot with a building, up to 2,000 sq m can use it. A flat cannot. On a residential plot the fee is 0.2% of guidance value.
- Dated 17 Oct 2026. The GBA press note carries that date. The Hindu published the same day and updated the report on 18 Oct.
- A-eKhata only, shares already on the file. The owners need not be one family.
- Up to 2,000 sq m (about 21,500 sq ft) on this online route. Larger plots go to the Town Planning Wing.
- Each new piece: more than 50 sq m, at least 6 m of road frontage, and its own way to a public road. An internal road, where the sketch needs one, at least 3.5 m wide.
- Fee: 0.2% of guidance value for residential use, 0.3% industrial, 0.5% non-residential, 0.2% for other uses. The press note's example is ₹20,000 on a residential guidance value of ₹1 crore.
A seller who says the khata will be split online, and that your name will follow, is talking about this form, or hoping you think they are. Open the record before a token moves. Which register a property sits in, and why a draft file is a different job from an A-eKhata, is in our A-Khata, B-Khata and e-Khata guide.
What opened, and on which day?
The Greater Bengaluru Authority and the five city corporations launched a Plot Sub Division service on e-Aasthi 2.0. The press note is dated 17 Oct 2026. That Saturday, Karnataka Revenue Minister Krishna Byre Gowda launched it, the New Indian Express and the Indian Express both reported. The Hindu's story went out on 17 Oct and was updated on 18 Oct.
Joint owners whose share is already on one A-eKhata divide the plot and each receives a separate A-eKhata, in that name, for that share. Family is irrelevant. The note names brothers and sisters, heirs, other relatives, and owners who are not family. With the new record, the note says, an owner can sell, gift or mortgage the share, ask for a plan sanction on their part, and pay property tax on that part alone.
Apply at GBAeAasthi.karnataka.gov.in. The menu name is Sub-Division or Bifurcation of Existing A-Khata.
e-Aasthi 2.0 itself opened in September. What was on that first list is in our note on what e-Aasthi 2.0 changed. Bifurcation was still in the later batch on 22 Sep. From 28 Sep a module was announced, and The Times of India quoted a ceiling of up to 20,000 sq ft. This note puts the joint-owner route at 2,000 sq m, about 21,500 sq ft. If a brochure cites one of those figures, ask which notice it copied, then open this menu.
Who can file?
| What you are holding | Can this service split it? |
|---|---|
| One A-eKhata, every joint owner's share written on it | Yes, if size and access also pass |
| Owners from one family, or from none | Either. Family is not a condition |
| B-Khata, or no A-eKhata | No. Only an A-eKhata |
| Share missing from the A-eKhata | No. It has to be on the record already |
| Vacant plot, or a plot with a building, up to 2,000 sq m | Yes, on this route |
| Multi-storey flat, or a unit A-eKhata | No |
| Plot over 2,000 sq m | Not here. Town Planning Wing, regular procedure |
A flat in a block will not go through. If the sale is a flat in a project, read the K-RERA file. This screen does not carve a unit out of a multi-storey khata. A plan sanction for the piece you keep is still a separate paper. Who signs one is in our note on building plan approval in Bengaluru.
A B-Khata plot is a different door, and this screen does not convert one. That route is in our guide to B-Khata plots and revenue sites.
The note never says a draft qualifies. It says A-eKhata, with each share recorded. On the extract, look for each name and a share or an extent you can match to the sketch. Names with no share are a question for the portal, not a reason to pay.
Which corporation holds the tax file is its own lookup. A pin code often crosses two of them, so use the ward and corporation lookup when the brochure address is all you have.
What each new piece has to meet
Three tests, for every plot the split creates. The figures are the press note's. The Hindu reported the same three.
| Condition | Figure | Press note's gloss |
|---|---|---|
| Area | More than 50 sq m | About 538 sq ft |
| Road frontage | At least 6 metres | About 20 ft |
| Access | Its own way to a public road | Direct, or by an internal road |
A piece that does not face the public road needs an internal road of at least 3.5 metres, about 11.5 ft. The sketch has to mark that width.
Two owners who each have to clear 50 sq m need more than 100 sq m between them before any land goes into a road. On the note's "about 538 sq ft", that is about 1,076 sq ft. An internal road comes off the site after that, so the pieces get smaller, not larger. Measure them after the road.
Frontage is where an equal split usually dies. The note's gloss for 6 m is about 20 ft. Halve a 30 ft road face and each piece has 15 ft. That is under the gloss, so both fail even when the area is fine. Keep at least about 20 ft of road face on every piece, or leave this route. The sketch is where that shows. "We'll sort the road later" is not an upload.
Over 2,000 sq m, about 21,500 sq ft, the note sends you to the Town Planning Wing. It publishes no fee for that path, and no number of days.
What the fee is
A percentage of guidance value, by use. The Hindu and the Indian Express print the same rates. The Indian Express also prints the illustration.
| Use | Sub-division fee | On a guidance value of ₹1 crore |
|---|---|---|
| Residential | 0.2% of guidance value | ₹20,000, the press note's own example |
| Industrial | 0.3% of guidance value | ₹30,000, from 0.3% of ₹1 crore |
| Non-residential | 0.5% of guidance value | ₹50,000, from 0.5% of ₹1 crore |
| Other uses | 0.2% of guidance value | ₹20,000, same rate as residential |
Only the ₹20,000 line is the press note's example. The other three run the same ₹1 crore through the published rates. Your guidance value will differ. Do the sum on yours.
One paper fights its own sum. The New Indian Express quoted officials saying 2% residential, 3% industrial, and 2% for the rest, then gave ₹20,000 on ₹1 crore. Two percent of ₹1 crore is ₹2,00,000. ₹20,000 is 0.2%. The press note, The Hindu and the Indian Express all carry 0.2%, 0.3% and 0.5%. We use those.
You pay online after approval. The Hindu called that payment a conversion fee. In the note it is the sub-division fee above. Stamp duty and a Kaveri charge on a deed are other bills. The note does not set them. A sale, gift or mortgage of the share is still its own deed.
Guidance value is what the fee multiplies. It is the authority's value for that use, not the price asked for the share. Get the figure the portal will use before a round number in a chat becomes the budget.
How you apply
The press note's order:
- Open GBAeAasthi.karnataka.gov.in.
- Choose Sub-Division or Bifurcation of Existing A-Khata.
- Enter the joint owners. Upload the architect's sketch.
- Enter each new plot's area, and whatever else the screen asks.
- After approval, pay the fee online.
The sketch is from a registered architect. It shows the original boundaries, each owner's piece, the way to the public road, and any internal road with its width marked. Minimum on that road: 3.5 metres.
The helpline in the note is 9480683695, and the Indian Express printed the same number. It is for when the screen and the note disagree. We had not filed this form on 28 Oct 2026. The steps are the note's list.
The applicant in the note is already a joint owner. A buyer who is not on the A-eKhata is waiting on their filing. If you are asked to fund the split first, take the application number and read the names.
If the share is being sold to you, name the deed. Kaveri registers a sale. This form splits the khata. Review the essential pre-token documents on acre&key Answers before committing funds. The screen asks for every joint owner's details. A name you cannot produce is a gap the note does not close. A sketch that misses the frontage line is not fixed by the new menu either.

0.2% of guidance value if residential, 0.3% industrial, 0.5% non-residential, 0.2% for other uses. The note's example is ₹20,000 on a residential guidance value of ₹1 crore, paid online after approval.
More than 50 sq m (about 538 sq ft), with at least 6 m of road frontage (about 20 ft) and a way to a public road. An internal road, where you need one, is at least 3.5 m (about 11.5 ft).
The online route stops there, about 21,500 sq ft. Above that, the note sends you to the Town Planning Wing. It gives no fee and no timeline for that path.
The note says the separate record lets you sell, gift or mortgage the share, seek a plan sanction, and pay tax on your own file. The fee is not the deed. Read the khata against the deed before you pay.
