How do you check a Bengaluru project on the RERA Karnataka website?

Hands typing on a laptop beside printed documents and a highlighter

Short answer: For a RERA Karnataka project search, open rera.karnataka.gov.in, go to Services, then Project Status, and paste the full registration number. Then check four things: the promoter and phase match your papers, the completion dates and extensions, the quarterly updates, and any complaints or orders. It's free, and it takes about ten minutes.

Key takeaways
  • Search by registration number, not by marketing name. The register holds the name on the application.
  • The results row shows two completion dates and three extension columns: COVID-19, Section 6 and further extension.
  • The register doesn't yet show K-RERA's four-month blanket extension of 10 Aug 2026, so a date on or after 28 Feb 2026 may legally be four months later.
  • Quarterly updates are due within 15 days of each quarter's end under Karnataka's RERA Rules.
  • Use our 4M check: match, move, money, mentions.

A RERA number on a hoarding tells you a project registered once. It doesn't tell you whether the completion date has moved, whether there's been an extension, or what the builder last reported. All of that sits on the portal, free. This check is one step in how to buy a flat in Bengaluru.

  • The registration number. It should be on the ads, brochure, booking form and agreement for sale. If you can't find it, ask for it in writing.
  • The registered project and promoter names, in case you have to search by name. Marketing names often differ from registered ones.

How do you search a project on RERA Karnataka, step by step?

These steps use the labels we read on the portal in October 2026. Portals get rebuilt, so trust what's on screen if a label has moved.

Step 1: Open the site and switch to English

Go to rera.karnataka.gov.in. Use a laptop if you can; project files have several tabs and documents.

Step 2: Open Services, then Project Status

This opens the project applications search, "Know About Your Project" (K-RERA project search). Counters at the top show the states an application can be in, including Applied For Registration, Approved, Withdrawn/Revoked, Under Query, Third Party Transfer and Applied for Completion. Only "Approved" means registered.

Step 3: Search by registration number

The form says "Please enter atleast one of the search item" and offers Project Name, Promoter / Company / Firm Name, Application No, Registration No, District and Taluk. Paste the full registration number, slashes included. A typo returns nothing, and "nothing" looks the same as "not registered".

Step 4: Read the results row

The results table we downloaded on 15 Oct 2026 had these columns:

Column What to check
Acknowledgement No / Registration No An ACK/KA/RERA number is an application only; an approved project has a PRM/KA/RERA number
Promoter Name / Project Name Same legal entity and phase as your agreement
Status Approved
Project Type Residential, plotted, mixed or commercial
Approved On When it was registered
Proposed Completion Date The current date, after extensions
Proposed Completion Date at the Time of Registration The original promise
COVID-19 / Section 6 / Further Extension Date Which kind of extension, if any
Certificate / Covid Certificate / Renewed Certificate / Further Extension Order The documents behind each date
Complaints / Litigation Whether anything is recorded

Step 5: Open View Project Details and download the documents

Open the project file, download the registration certificate and any extension orders, and look at the uploaded approvals and plans. Keep copies with your papers.

Step 6: Search the promoter's name too

Search the promoter alone to see its other projects and how they tracked their dates. That's the closest thing to a track record the register gives you.

Can you read anything from the registration number?

Partly. Approved projects in our citywide download carry numbers starting PRM/KA/RERA/ (4,575 of 4,608 approved rows), and applications carry ACK/KA/RERA/. Some guides say the six-digit block is the approval date. In our data it matched the "Approved On" date for only 2,131 of 4,608 approved projects (46%). So don't decode it; read the "Approved On" column instead.

What do the completion dates and extensions mean?

  • Original vs current date: if they differ, the date has moved. Check which extension column explains it.
  • COVID-19 extension: blanket relief for projects whose completion fell on or after 15 Mar 2020, not project-specific.
  • Section 6 extension: granted on the promoter's application, for force majeure or, where the promoter isn't at fault, in reasonable circumstances for up to one year (MoHUA RERA FAQ). Our answer on what a RERA extension means for you goes further.
  • Further extension: a later order. Read it.
  • The 2026 four-month extension: K-RERA Order No. K RERA/ADMIN/10/2026 of 10 Aug 2026 extends by four months every registered project whose completion date falls on or after 28 Feb 2026. Projects registered on or after 1 Aug 2026 are excluded, and no application is needed (K-RERA home page notice). When we pulled the register on 15–16 Oct 2026, none of the 1,606 qualifying projects in our citywide sample showed it.

How common are extensions? In East Bengaluru, 23.7% of approved projects carry COVID relief and 14.0% a Section 6 or further extension (our East Bengaluru RERA study).

How do you read the quarterly updates?

Under Karnataka's RERA Rules, the promoter must upload within 15 days of each quarter's end: the units or plots booked, garages booked, the construction status of each building, floor and common area with photographs, and the status of approvals (Karnataka RERA Rules 2017, r.15). Section 11 of the RERA Act requires the project information to be kept up to date.

  • Check the dates. A missed quarter is worth asking about.
  • Compare two or three quarters. Is progress moving?
  • Compare with the site. If they don't match, ask in writing.

More detail: how to read a quarterly progress report.

One money rule worth knowing: 70% of the money collected from buyers must go into a separate bank account for the project, used only for construction and land costs. It's an account the promoter maintains, not an escrow (MoHUA FAQ).

How do you check complaints and orders?

The portal links to Orders of the Authority, Orders of Adjudicating Officer, Interim Orders, Search Orders, Daily Orders, a Project Wise Complaint Report, a Default Project List and Unregistered Projects Under Investigation (K-RERA home). Search by project and promoter.

Read them fairly. A large project has more buyers and so more complaints. Look at what the issues were and whether orders were complied with, rather than counting.

Worked examples

Worked example 1: your agreement date vs the RERA date

Illustrative. The register shows a current completion date of 30 Jun 2027. Your draft agreement says possession by 31 Dec 2027.

Check Working Result
Gap 31 Dec 2027 minus 30 Jun 2027 6 months later than RERA
What it means Your delay clock (s.18) runs from your agreement date Six months of delay you can't claim for
Action Ask for the agreement date to match the RERA date, in writing Before you sign

Worked example 2: a date affected by the 2026 order

Illustrative. A project registered in 2023 shows a current completion date of 31 Mar 2026, with no extension.

Step Result
Is the date on or after 28 Feb 2026? Yes
Registered before 1 Aug 2026? Yes
Effect of the 10 Aug 2026 order Completion timeline extended by four months, to 31 Jul 2026
What the register showed in Oct 2026 Still 31 Mar 2026

So "date passed" on the register doesn't always mean the project is late in law. Check the order before you draw conclusions, and ask the promoter for the occupancy certificate (see OC and CC explained).

Worked example 3: the 10% booking limit

Illustrative. A flat costs ₹1.2 crore. Under Section 13 of the RERA Act, the promoter can't take more than 10% as an advance or application fee before signing and registering a written agreement for sale (MoHUA FAQ).

Step Working Result
10% of cost ₹1,20,00,000 × 10% ₹12,00,000
Asked for 15% before agreement ₹1,20,00,000 × 15% ₹18,00,000
Over the limit ₹18,00,000 − ₹12,00,000 ₹6,00,000 too much before a registered agreement

The 4M check (our framework)

M Question Where on the portal
Match Same promoter, project and phase as your papers? Results row, certificate
Move Has the date moved, and why? Does the 2026 order apply? Two date columns, three extension columns, orders
Money Are quarterly updates filed and moving? Quarterly updates in the project file
Mentions Any complaints, orders or default listing? Complaints column, orders search, Default Project List

Clear all four before you pay a booking amount. One clean M doesn't make up for a failed one.

What if a project isn't on RERA?

Some projects don't need to register: land of 500 sq m or less, or eight apartments or fewer across all phases; a completion certificate received before the Act; or renovation with no new sale (RERA Act s.3(2), MoHUA FAQ). If a project isn't on the portal and doesn't clearly fit one of those, ask why in writing, and don't book until the answer holds up. The portal also lists Unregistered Projects Under Investigation.

What should you do if something looks wrong?

Ask the promoter first, in writing. Many problems turn out to be mismatched names or a phase you didn't know about. If it's real, you can complain to the Authority or the Adjudicating Officer under Section 31; the Authority is meant to decide within 60 days or record why not (MoHUA FAQ). Here's how to file a complaint on K-RERA. For a late handover, read delayed possession: refund vs interest.

Frequently asked questions

Go to rera.karnataka.gov.in, open Services and then Project Status, and paste the full registration number into Registration No. Check that the status is Approved and that the promoter, project and phase match your agreement. Then read the completion dates, extensions and uploaded documents.

Approved projects carry numbers starting PRM/KA/RERA/, while applications that aren't yet approved start ACK/KA/RERA/. Some guides read the six-digit block as the approval date, but in our citywide data it matched the Approved On date for only 46% of projects, so read that column instead.

It means the project's completion date has officially moved. On the Karnataka register you'll see COVID-19, Section 6 or further extension columns. COVID relief was blanket. A Section 6 extension was granted on the promoter's application, for force majeure or, without the promoter's fault, for up to a year.

Yes. Order No. K RERA/ADMIN/10/2026 dated 10 August 2026 extends by four months every registered project whose completion date falls on or after 28 February 2026, citing force majeure. Projects registered on or after 1 August 2026 are excluded. The register hadn't shown it as of mid-October 2026.

It's the promoter's quarterly progress report. Karnataka's RERA Rules require it within 15 days of each quarter's end, covering units booked, garages booked, construction status with photographs, and approvals. Compare two or three quarters in a row and check them against the site.

Under Section 3(2) of the RERA Act, a project needn't register if the land is 500 sq m or less, or it has eight apartments or fewer across all phases, if it received a completion certificate before the Act, or if it's a renovation with no new sale. Ask the builder which exemption applies.

Yes. The portal has an orders search, Authority and Adjudicating Officer orders, a project-wise complaint report and a Default Project List, and the results row has a complaints column. Read the orders in context rather than counting them, since larger projects have more buyers.

No more than 10% of the cost as an advance or application fee before a written agreement for sale is signed and registered, under Section 13 of the RERA Act. On a ₹1.2 crore flat, that's ₹12 lakh.
