Where are home prices moving on Bengaluru's Pink and Blue metro lines?

Elevated metro viaduct above a Bengaluru road lined with apartment blocks
Buyer Statutory Brief

Direct Answer: Neither the Pink Line nor the Blue Line was carrying passengers on 1 Nov 2026. The Pink Line's 7.5 km elevated stretch had safety clearance from 28 Oct and was waiting on an inauguration date. The Blue Line was still under construction, with a full opening targeted for March 2028. Knight Frank's H1 2026 table shows Bannerghatta Road up 7% in a year, Hebbal up 11%, and KR Puram up 20%. Colliers' line that prices may rise by up to 40% by 2027 is an April forecast, not a sale price.

Pink elevated: CMRS clearance 28 Oct 2026, opening date not fixed · Blue Line: no passenger service; full line targeted March 2028 · 12-month change: Bannerghatta 7%, Hebbal 11%, KR Puram 20% · JP Nagar: not in Knight Frank's H1 2026 price table

Buyers keep asking about four markets: Bannerghatta Road, JP Nagar, Hebbal and KR Puram. The first two are sold on the Pink Line. Hebbal is sold on the Blue Line. KR Puram is sold on the Blue Line even though the Purple Line already runs there. A brochure that names the line is not a train you can board, and it is not a price.

Which stretches can you board?

On 28 Oct 2026 The Hindu put the operational network at 96.10 km, on the Purple, Green and Yellow lines. Opening the Pink elevated stretch would take that to 103.60 km. Dates that have already slipped, line by line, are in our metro lines guide.

Stretch What the reports say about length Status on 1 Nov 2026 The dated notice
Pink, elevated: Kalena Agrahara to Tavarekere 7.5 km, six stations Cleared. Not in passenger service CMRS clearance on 28 Oct. Inauguration date not confirmed. A 15 Nov visit was only a possibility (The Hindu)
Pink, underground: Dairy Circle toward Nagawara about 13.8 km Still being built An earlier March 2027 target had slipped by 9 Oct. Trial runs were being discussed for November, with passenger service hoped for in 2027 (Times of India, Moneycontrol)
Blue, Silk Board to KR Puram part of the 58 km line Not open Commercial service hoped for by mid-2027 (Times of India, 9 Oct 2026)
Blue, Hebbal to the airport part of the 58 km line Not open Targeted for September 2027 (Times of India, 9 Oct 2026)
Blue, KR Puram to Hebbal part of the 58 km line Not open Expected December 2027 to March 2028. Full line pushed to March 2028 (Times of India, 9 Oct 2026)

The Hindu names six elevated stations: Kalena Agrahara, Hulimavu, IIM-B, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere. The Indian Express reported Jayadeva as a planned Yellow Line interchange. That helps only after both sides take passengers.

Krishna Byre Gowda wrote that service starts once the Union government gives an inauguration date. D.K. Shivakumar had hinted at 15 November if the Prime Minister visited. Byre Gowda said that date was not fixed.

The Blue Line months are targets from 9 Oct 2026, not a timetable. Knight Frank's earlier H1 note still said June 2027 for the airport link. A cost sheet that repeats June 2027 is quoting the older line.

What did Colliers say in April?

On 22 Apr 2026 The Hindu reported a Colliers view that average housing prices in key localities may rise by up to 40% over the next two years, on the back of the Yellow Line and the Pink Line. The same story said Colliers expected the Blue Line, once finished by 2028, to lift the Outer Ring Road and north Bengaluru. That Blue sentence has no percentage.

The Economic Times printed a locality table the same day and sourced it to "Industry, Colliers". These are Colliers' figures as ET carried them. They are not registered sales.

Locality in the ET table Line Colliers tied it to Change given for 2025 vs 2023 Change called likely for 2027 vs 2025
Electronic City Yellow 45% 20% to 30%
BTM Layout Yellow 24% 10% to 20%
Jayanagar Yellow 11% 10% to 15%
JP Nagar Pink 25% 20% to 30%
Bannerghatta Road Pink 35% 30% to 40%

The 45% Electronic City row is the Yellow Line, which opened on 10 Aug 2025. It does not belong to Bannerghatta Road, JP Nagar, Hebbal or KR Puram. Hebbal and KR Puram are missing from this percent table.

Colliers also told The Hindu it expected 5 to 7 million sq ft of extra Grade A office demand over two years, and office rents firmer by 5% to 10%. That is an office forecast. It does not set the price of a flat down the road.

What did Knight Frank measure by H1 2026?

Knight Frank's H1 2026 table is a rupee-per-sq-ft range, a 12-month change and a 6-month change. JP Nagar sits in the firm's South group, with Jayanagar, HSR Layout, Kanakapura Road and Bannerghatta Road, and then disappears from the price rows.

Location Line a buyer is usually sold ₹ per sq ft, H1 2026 12 months 6 months What you can board
Bannerghatta Road Pink, not yet in service 7,600 to 15,500 7% 15% Nothing on Pink yet
Hebbal Blue, not open 7,800 to 15,000 11% 16% Nothing yet
KR Puram Purple running; Blue still a target 6,400 to 13,400 20% 7% Purple Line today
JP Nagar Green running; Pink station built not listed not listed not listed Green Line today

Source: Knight Frank, India Real Estate, H1 2026, Bengaluru residential price table. The ranges are wide. On Bannerghatta Road the top is a bit more than double the bottom: 15,500 divided by 7,600 is about 2.04. One "Bannerghatta rate" does not exist inside that band.

South Bengaluru took 34% of city sales in that half, and North was the fastest-growing corridor on Knight Frank's count, with launches up 10% and sales up 11%. The North write-up still had the airport metro at June 2027.

Water, khata and guidance values are in the Bannerghatta Road guide. The JP Nagar guide records that Knight Frank publishes no JP Nagar flat range. Apartment lines in the 1st and 3rd phases are ₹70,000 to ₹77,000 per sq m in the 2023 gazette's Jayanagar book. Divide by 10.764 and that is about ₹6,500 to ₹7,150 per sq ft, a duty floor, not an asking price.

Hebbal's other checks are in the Hebbal guide. The Purple Line already serves KR Puram, which the KR Puram guide covers with this same range.

The range is wider than most markups

Illustrative only, using the two ends of Knight Frank's Bannerghatta range on 1,000 sq ft.

End of the published range ₹ per sq ft On 1,000 sq ft
Bottom 7,600 ₹76,00,000
Top 15,500 ₹1,55,00,000
Gap 7,900 ₹79,00,000

The gap between the ends is ₹79 lakh on that area. Stamp duty, registration and, on a new flat, GST sit outside the ₹7,600. Ask which end the flat is meant to match, and what in the building puts it there.

How do you read a gap between these numbers?

Colliers' 35% for Bannerghatta Road is 2025 against 2023, as ET printed it. Knight Frank's 7% is the twelve months to H1 2026. A place can be up a lot over two years and only a little over the latest year. The baskets differ too. Neither figure is a deed from your block.

The six-month column disagrees with the annual one in useful ways. Bannerghatta Road is up 15% over six months and 7% over twelve. Hebbal is up 16% over six months and 11% over twelve. KR Puram is the reverse: 20% over twelve months, 7% over six. Knight Frank does not call any of these a metro effect. Bannerghatta's recent move happened while the elevated stations stood closed. Hebbal's happened with no Blue Line station open.

KR Puram's 20% sits beside a Purple Line that already runs, including out to Whitefield since 2023. The Blue stretches toward Silk Board and Hebbal were still targets on 9 Oct 2026.

Colliers' "likely" 30% to 40% for Bannerghatta Road is 2027 against 2025. It was published in April, before Pink elevated clearance and before the October change in the Blue Line's full date. If a seller adds 30% because "Colliers said 40%", ask which column, past or forecast, and which locality. The Electronic City 45% is the Yellow Line.

JP Nagar has the Colliers rows (25% for 2025 against 2023, then a likely 20% to 30%) and no Knight Frank range. Guidance value will not price it either. The gazette in force took effect on 1 Oct 2023, before the Yellow Line opened and before any Pink or Blue service. The uplift note below shows what those road rows can and cannot prove. Pull Kaveri sales in the same block. A band of ₹7,600 to ₹15,500 cannot price one flat.

What should you check before you pay for a line that is not open?

Name the station, then check whether a passenger can board it that day. In the first week of November 2026 the Pink elevated stretch was cleared and closed to passengers. Every Blue Line station was still a target, and the full-line date had already moved once this year.

Walk the approach at commute hour. A map distance to JP Nagar 4th Phase or Hebbal skips the last half kilometre and a station that is still a site.

If the building is unfinished, search it on rera.karnataka.gov.in and read the completion date and the latest quarterly update. When you set a Pink Line hope against the Green Line in JP Nagar, or a Blue Line hope against the Purple Line at KR Puram, price the train that runs.

Buyer checklist

  • [ ] Write the station name, the line, and whether passengers can board it today
  • [ ] For Pink elevated, treat 28 Oct 2026 as clearance, not as an opening, until service starts
  • [ ] For Blue, note the phase and the October 2026 target month, and ignore a leftover June 2027 airport date
  • [ ] Place the flat inside the Knight Frank range, and ask which end
  • [ ] Read the 12-month change and the 6-month change. They do not always point the same way
  • [ ] If someone cites 30% to 40%, ask whether that is Colliers' past column or the 2027 forecast, and for which locality
  • [ ] Pull recent registered sales in the same block on Kaveri
  • [ ] On an unfinished building, open the project on Karnataka RERA and read the completion date and the latest update
  • [ ] Check guidance value for that flat or survey number before you agree the figure used for duty
  • [ ] Walk the station approach once in the evening

Frequently asked questions

Not as of 1 Nov 2026. The Hindu reported that the 7.5 km elevated stretch had safety clearance on 28 Oct and was waiting on an inauguration date. A 15 November start was a possible visit, not a confirmed opening. The underground section was still being built.

On targets the Times of India reported on 9 Oct 2026: Silk Board to KR Puram by mid-2027, Hebbal to the airport in September 2027, and KR Puram to Hebbal between December 2027 and March 2028, when the full 58 km line was also put. Knight Frank's earlier H1 note still said June 2027 for the airport link.

Different windows. Colliers, via The Economic Times on 22 Apr 2026, gave 35% for 2025 against 2023, and a likely 30% to 40% for 2027 against 2025. Knight Frank's H1 2026 table gives ₹7,600 to ₹15,500 per sq ft, up 7% in twelve months and 15% in six.

JP Nagar is in the South group and missing from the H1 2026 price rows. Colliers, via ET, put it at 25% for 2025 against 2023. The published non-consultant figure is guidance value: ₹70,000 to ₹77,000 per sq m on apartment lines in the 1st and 3rd phases, from the 2023 Jayanagar book.

That figure is Colliers' upper end for the next two years, in The Hindu on 22 Apr 2026. It is not a registered price. Compare the ask with deeds in the same block, and with the Knight Frank range where the location has one.

Knight Frank's 20% (and 7% over six months) is the change to H1 2026 at ₹6,400 to ₹13,400 per sq ft. The line that runs there is Purple. Blue toward Silk Board and toward Hebbal was still a target on 9 Oct 2026.

Lawyer note: The ranges and dates here come from the reports named below. They are not a valuation of your flat. A property lawyer should read the title, the khata and the RERA file before you pay. Verify with your lawyer before acting.
