KR Puram property rates (2026): metro, water and flood risk

Metro train on a bridge over KR Puram traffic and buses

Short answer: KR Puram property rates for flats run ₹6,400 to ₹13,400 per sq ft (Knight Frank, H1 2026), up 20% in a year, the fastest rise of the 17 Bengaluru locations it tracks. Official site guidance values run ₹40,000 to ₹75,000 per sq m. The Purple Line already stops here; the Blue Line is due from 2027.

Key takeaways
  • Fastest riser: +20% in 12 months, first of Knight Frank's 17 Bengaluru locations.
  • Metro now: KR Puram has been on the Purple Line since March 2023. It's set to become the Blue Line's interchange, with the Silk Board stretch reportedly targeted for May 2027 (news).
  • Floors vary by road: the Hoodi–KR Puram Main Road site line is nearly twice the Kodigehalli line.
  • Delivery record: in Bengaluru East taluk, 63.1% of 1,235 RERA projects still carried their original completion date.
  • Our 4C check: corridor, connection, catchment, completion.

KR Puram (Krishnarajapura) sits at the eastern end of the old city, where the outer ring road meets Old Madras Road. Knight Frank counts it in its East zone, with Whitefield, Old Madras Road and Marathahalli. This guide uses official records and named sources; where something isn't known, we say so.

Who governs KR Puram?

KR Puram is inside the Greater Bengaluru Authority (GBA) area, so records are e-Khata on e-Aasthi and the stamp duty surcharge is the city rate of 2% of duty. The gazette still lists it by the old Ward No. 52, but GBA's five city corporations now have 369 wards (notified November 2025). Use our ward and corporation lookup and confirm from the tax receipt. Our GBA explainer covers what changed.

Market prices

Knight Frank's H1 2026 report puts KR Puram flat prices at ₹6,400 to ₹13,400 per sq ft, up 20% over 12 months. That was the largest rise of the 17 Bengaluru locations in its table, ahead of Yelahanka (18%) and Tumkur Road (16%).

The two big consultants measure the East differently. ANAROCK says the East took 47% of Bengaluru's housing absorption in Q1 2026. Knight Frank says the East had 29% of H1 2026 sales, with sales down 9% year on year. Different measures and periods, so neither is wrong.

We didn't find a published KR Puram rent figure from a named consultant, so we don't quote one. Ask local agents for signed leases in the building you're considering.

What's being built, and does it finish on time?

KR Puram falls in Bengaluru East taluk on Karnataka RERA. In our East RERA study, the taluk had 1,235 approved housing and plotted projects, and 63.1% still carried their original completion date. The taluk also covers Whitefield and Mahadevapura, so these aren't KR Puram-only figures.

Is there a metro in KR Puram?

Yes.

Line What it does Status (Oct 2026)
Purple Line KR Puram to Whitefield (Kadugodi) east, and across the city to Challaghatta Running. The Whitefield–KR Puram stretch (13.71 km, 12 stations) opened in March 2023; the full 43.49 km, 37-station line since 9 Oct 2023
Blue Line, Silk Board–KR Puram Along the outer ring road to the south-east IT belt BMRCL reported to be aiming for May 2027 (news)
Blue Line, KR Puram–Hebbal North along the ring road towards Hebbal and the airport line Expected December 2027 to March 2028 (news)

Sources: The Hindu (October 2023, quoting BMRCL), BLR Today (17 Oct 2026) and Times of India (9 Oct 2026), all news; station and terminus names are per those reports. A station in the area doesn't mean one near your gate, so walk the route.

Where does KR Puram get its water?

Older parts of KR Puram were in the city before 2007. The added villages around it fall in Cauvery Stage 5's Mahadevapura zone (JICA). By May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in Stage 5 villages were connected (The Hindu, news). So check each building. Our Cauvery Stage 5 guide shows how.

Is KR Puram flood-prone?

Some streets are. In April 2026, the East corporation had 20 of the city's 101 listed flood-prone locations, and 52 of the 101 citywide were still unfixed (The New Indian Express, news). We don't have a street list for KR Puram. The state's Varunamitra vulnerable spots map is the official place to look.

Lake buffers became size-based (0 to 30 m) under Act 19 of 2026, and primary drains carry a 50 m buffer under RMP-2015. Our lake and drain checks explain the steps.

Worked examples

Worked example 1: duty on a KR Puram flat

Illustrative. A 1,100 sq ft flat at ₹9,900 per sq ft (the midpoint of Knight Frank's range) = ₹1,08,90,000.

Charge Working Amount
Stamp duty 5% 5% × ₹1,08,90,000 ₹5,44,500
Cess 10% of duty 10% × ₹5,44,500 ₹54,450
Surcharge 2% of duty 2% × ₹5,44,500 ₹10,890
Registration 2% 2% × ₹1,08,90,000 ₹2,17,800
Total (7.6%) ₹8,27,640

With 20% down, the ₹87,12,000 loan over 20 years at an assumed 8.5% is an EMI of about ₹75,605. Try your own numbers on the EMI calculator, and see the full cost guide for GST and other costs.

Worked example 2: what a 20% rise does to your costs

Illustrative. The same 1,100 sq ft flat at ₹9,000 per sq ft a year ago, up 20%.

Item A year ago Now
Price per sq ft ₹9,000 ₹10,800
Flat price ₹99,00,000 ₹1,18,80,000
Charges at 7.6% ₹7,52,400 ₹9,02,880

The price is up ₹19,80,000, and charges are up ₹1,50,480 on top. A local average rise doesn't tell you what your building is worth, so check its past registered values on encumbrance certificates.

Worked example 3: a 1,200 sq ft site on three lines

Illustrative.

Gazette line Guidance value Minimum charges at 7.6%
Kodigehalli, ₹40,000 per sq m ₹44,59,350 ₹3,38,911
Krishnarajapura, ₹46,000 per sq m ₹51,28,253 ₹3,89,747
Hoodi–K R Puram Main Road, ₹75,000 per sq m ₹83,61,282 ₹6,35,457

The main road floor is 1.875 times the Kodigehalli line. Confirm the line for your survey number before you agree a price.

The 4C KR Puram check (our framework)

Check Question Where to look
Corridor Which gazette line applies, and does the building open onto a highway or ring road junction? Kaveri valuation; visit at peak hour
Connection Walking distance to the station, and which line you'd actually use The metro table above; walk it
Catchment BWSSB connection or tankers? Near a lake, drain or low point? Bills; survey maps; Varunamitra; visit after rain

KR Puram buyer's checklist

  • [ ] Ward and corporation confirmed from the tax receipt
  • [ ] Gazette line found for the exact survey number or project
  • [ ] Past registered values checked on encumbrance certificates
  • [ ] Walking route to the station timed
  • [ ] BWSSB connection details and bills in hand
  • [ ] Nearest lake and drain located; site seen after heavy rain
  • [ ] RERA registration, completion date and extensions checked
  • [ ] Khata, title, approvals and occupancy checked by a lawyer (our legal checks guide)

What mistakes do buyers make in KR Puram?

  • Treating +20% as a forecast. It's last year's change for new stock.
  • Counting the Blue Line as open. Only the Purple Line runs today.
  • Pricing a side street off the main road line.
  • Assuming the old city part has no water gaps. Check the building.

This is general information, not legal or tax advice. Ask a property lawyer to check title and approvals, and a CA about the tax side.

Frequently asked questions

Knight Frank's H1 2026 report puts KR Puram flat prices at ₹6,400 to ₹13,400 per sq ft, up 20% in a year, the fastest rise of its 17 Bengaluru locations. Official site guidance values run from ₹40,000 per sq m in Kodigehalli to ₹75,000 on the Hoodi–KR Puram Main Road.

It suits people who want a running metro and quick access to the eastern IT belt. Against that, traffic at the junctions is heavy, water varies by building, and some East streets flood. Run the corridor, connection, catchment, completion check on each property.

Yes. KR Puram has been on the Purple Line since March 2023, with trains to Whitefield and across the city. The Blue Line along the outer ring road is due next: Silk Board–KR Puram reportedly targeted for May 2027, and KR Puram–Hebbal expected December 2027 to March 2028.

Many buildings do. The added villages around KR Puram are in Cauvery Stage 5's Mahadevapura zone, where about 1.15 lakh of 1.8 lakh buildings were connected by May 2026. Ask for the building's BWSSB connection number and recent bills before you pay anything.

Some streets are. In April 2026, 20 of the city's 101 listed flood-prone locations were in the East corporation, and 52 citywide were still unfixed. These are points, not whole areas, so check the nearest lake and drain, look at the Varunamitra map and visit after heavy rain.

Under the 2023 gazette, Krishnarajapura (Ward No. 52) is ₹46,000 per sq m for sites, Kodigehalli ₹40,000, Kodigehalli to K R Puram Road ₹50,000 and Hoodi to K R Puram Main Road ₹75,000. Flats are notified project by project on Kaveri.

We can't say for KR Puram alone. In Bengaluru East taluk, which includes it, 63.1% of 1,235 RERA projects still carried their original completion date in our study. Check each project's RERA page for extensions before you book.

About 7.6% of the price: 5% duty, 10% cess and 2% surcharge on the duty, plus 2% registration. On a ₹1.089 crore flat that's ₹8,27,640. If the guidance value is higher than the price, charges go on the guidance value.
