Metro uplift in Bengaluru: what guidance values near stations show

Elevated metro viaduct running past apartment buildings in Bengaluru

Short answer: The metro uplift in Bengaluru shows up in guidance values only as a main-road markup. On Mysore Road, plots attached to the road carry ₹1,30,000 per sq m against ₹55,000 on Goripalya Main Road. But Old Madras Road, with no metro, shows a 28% frontage markup too, and the 2023 rates predate the Yellow Line.

Key takeaways
  • Big gaps on metro roads: 2.4 times on Mysore Road at Goripalya, 1.8 times on Tumkur Road, in the 2023 guidance values.
  • Frontage does much of the work: Old Madras Road at Medahalli, with no running metro, still carries a 28% highway markup.
  • Metro roads aren't always top: in Rajajinagar, Dr Rajkumar Road (Green Line) is valued below the Bashyam Circle area.
  • The 2023 rates can't see newer lines: they took effect on 1 Oct 2023, before the full Purple Line, the Green Line extension and the Yellow Line.
  • Our STOP test helps you decide whether a metro uplift in the price is worth paying.

Guidance value (GV) is the state's minimum value for registration. It's set by road and area, not by distance to a station, so there's no "metro column" in the gazette. Our guidance value table and GV vs market price guide explain how the rates work. What you can do is compare rows on a metro road with rows just off it.

What do guidance values show on metro roads?

These rows come from the Karnataka Gazette of 30 Sep 2023, in force from 1 Oct 2023 (gazette copies via OpenCity). They're residential site rates; 1 sq m is 10.764 sq ft.

Road Metro on the road? Row ₹/sq m ₹/sq ft Ratio to side road
Mysore Road Purple Line, running Goripalya, attached to Mysore Main Road 1,30,000 12,077
Goripalya Main Road 55,000 5,110 2.36×
Goripalya Cross Road 45,000 4,181 2.89×
Tumkur Road Green Line, running National highway, Jalahalli Cross to 8th Mile 2,00,000 18,580
Road from the highway to Herohalli via Nagasandra 1,60,000 14,864 1.25×
Dasarahalli main road 1,10,000 10,219 1.82×
Dr Rajkumar Road, Rajajinagar Green Line, running 1st Main Road (Dr Rajkumar Road) 1,50,000 13,935
Bashyam Circle area 1,75,000 16,258 0.86×
Ramamandira Road 1,15,000 10,684 1.30×
Old Madras Road No running metro Medahalli, highway at TC Palya signal 60,000 5,574
Medahalli Main Road 47,000 4,366 1.28×

The Purple Line runs along Mysore Road, and the Green Line along Tumkur Road and Rajajinagar's eastern side. Station-level names and distances aren't in the gazette, so we haven't matched rows to stations (station names per news reports). Our guides to Mysore Road, Tumkur Road and Rajajinagar carry the fuller GV tables.

Is that a metro uplift or a main-road markup?

Mostly you can't tell, and that's the honest finding.

  • Old Madras Road shows a 28% gap between the highway and an interior main road in the same village, with no metro running. That's a pure frontage markup. See our Old Madras Road vs Hoskote comparison for the full gradient.
  • Rajajinagar shows the metro road valued 14% below a commercial circle nearby. Commercial activity beats the metro there.
  • Mysore Road and Tumkur Road show the biggest gaps, but they're highways with commercial frontage as well as metro lines.

So a big GV gap on a metro road tells you the road is valuable. It doesn't tell you how much of that comes from the metro.

Do the 2023 rates include newer metro lines?

No. The current rates took effect on 1 Oct 2023. Since then:

Line or stretch Opened In 2023 GV?
Purple Line, full route to Whitefield and Challaghatta 9 Oct 2023 (The Hindu, news) No, opened 8 days later
Green Line extension to Madavara Nov 2024 (The News Minute, news) No
Yellow Line, RV Road to Bommasandra 10 Aug 2025 (PIB) No
Pink Line, elevated stretch Not yet open No

Our position: the 2023 rates are still in force. A revision of 12% to 15% was reported as being prepared in February 2026 (The New Indian Express, news). Check the current value on Kaveri before you register. Our metro lines status page tracks each line.

Worked examples

Worked example 1: the Goripalya gradient on a 1,200 sq ft site

Row ₹/sq ft GV of a 1,200 sq ft site Stamp charges at 7.6% on GV
Attached to Mysore Main Road 12,077 ₹1,44,92,400 ₹11,01,422
Goripalya Main Road 5,110 ₹61,32,000 ₹4,66,032
Goripalya Cross Road 4,181 ₹50,17,200 ₹3,81,307

Moving one row back from the metro road cuts the GV floor by more than half. If you're quoted a road-facing price for a plot that the gazette puts on the main road inside Goripalya, that's a question to ask.

Worked example 2: what a metro uplift costs in duty

You're paying ₹90,00,000 for a flat near a Yellow Line station (see our Hosur Road guide), and a similar flat 2 km away sells for ₹80,00,000. Duty is charged on the higher of price and GV, so on the price here:

Near station 2 km away Difference
Price ₹90,00,000 ₹80,00,000 ₹10,00,000
Stamp charges at 7.6% ₹6,84,000 ₹6,08,000 ₹76,000
Total outlay ₹96,84,000 ₹86,08,000 ₹10,76,000

The extra ₹10 lakh costs you ₹10.76 lakh, not ₹10 lakh. And because the 2023 GV doesn't reflect the Yellow Line, the GV won't support that extra on paper. Run your own numbers with our stamp duty calculator.

The STOP test: is a metro uplift worth paying? (our framework)

Letter Question Why it matters
S: Status Is the line running, or still under construction or proposed (Phase 3 routes)? A running line is a fact; a planned one is a forecast.
T: Time to walk How many minutes on foot to the station, by a real route? A station "nearby" across a highway may be a 20-minute walk.
O: On the road Are you paying for metro access or for main-road frontage, noise and dust? GV shows frontage carries a markup of its own.
P: Price vs GV How far is the price above the GV for this row? A wide gap means the extra is market belief, not a state floor.

Checklist before paying a metro uplift

  • [ ] Confirm the line's status on BMRCL's site or our status page.
  • [ ] Walk from the gate to the station at peak hour.
  • [ ] Look up the GV row for the exact road on Kaveri.
  • [ ] Compare the price with a similar flat one road back.
  • [ ] Check noise and dust if the flat faces the viaduct.
  • [ ] Ask whether parking or lift access changes near the station.
  • [ ] Add stamp charges to the extra you're paying.

Frequently asked questions

Not directly. GV is set by road and area, not station distance. Metro roads often carry high GV, but frontage and commercial use explain much of it.

There's no official figure. Our 2023 GV comparison shows main-road rows at 1.25 to 2.9 times nearby side roads, but that mixes frontage with metro access.

No. The 2023 rates took effect on 1 Oct 2023, and the Yellow Line opened on 10 Aug 2025. Check Kaveri for the current value before registering.

A 12% to 15% revision was reported as being prepared in February 2026 (news). Our position is that the 2023 rates remain in force; check Kaveri.

Not always. A road-facing flat gets access but also noise and dust. GV often values the road row higher, but you may prefer one road back.

Search the Kaveri portal by district, area and road, or ask the sub-registrar office. Use the exact row, as values change from one road to the next.

Yes. Duty is charged on the higher of the price and the GV. A ₹10 lakh extra adds ₹76,000 at 7.6%, so it costs ₹10.76 lakh in total.

Treat it as a forecast. Proposed and under-construction lines have slipped before; see the Phase 3 routes for what's planned. Pay for what's running and treat the rest as possible upside.
