Short answer: JP Nagar property rates aren't tracked separately by Knight Frank or ANAROCK, so the firmest numbers are official. Apartment lines in the 1st and 3rd phases are ₹70,000 to ₹77,000 per sq m (about ₹6,500 to ₹7,150 per sq ft). The Green Line already stops at JP Nagar, and two more lines are planned or awaiting opening.
- No consultant figure: ANAROCK lists JP Nagar in its South zone without a rate, and Knight Frank's price table leaves it out.
- Wide floors: from ₹54,780 per sq m in the Sarakki Agrahara corporation area to ₹2,02,300 on 24th Main.
- Three lines: the Green Line runs today; the Pink Line's JP Nagar 4th Phase station awaits safety clearance; Phase 3 starts there too.
- All inside GBA: PIN 560078 is fully within the South City Corporation.
- Our 4R check: row, ring road, rail, rain.

JP Nagar is a large planned area in south Bengaluru, split into numbered phases running from the Outer Ring Road side towards Kanakapura and Bannerghatta roads. It's established, with mature layouts and older apartments, and newer blocks in the outer phases. This guide uses official records and named sources, and says where data runs out.
Who governs JP Nagar?
The South City Corporation. PIN 560078 is fully inside GBA, with wards such as Shakambarinagara, Jaraganahalli, Sarakki and Kengal Hanumanthaiah South. That means the city issues the khata, and stamp duty, cess, surcharge and registration add up to 7.6%. Check your ward with our ward and corporation lookup. The outer phases can share PINs with neighbouring areas, so confirm from the khata itself.
What are property rates in JP Nagar?
Official guidance values
These come from the 2023 gazette (Jayanagar book). Divide by 10.764 for per sq ft.
| Line | Guidance value (₹/sq m) | Per sq ft (approx.) |
|---|---|---|
| Jayaprakash Narayana Nagar 24th Main | 2,02,300 | 18,794 |
| Marenahalli Main Road (inner ring road, Banashankari to Jayadeva) | 1,95,240 | 18,138 |
| Marenahalli | 97,800 | 9,086 |
| Marenahalli Palya | 86,160 | 8,004 |
| Sarakki | 81,500 | 7,572 |
| Puttenahalli Main Road | 75,360–81,600 | 7,001–7,581 |
| JP Nagar 2nd Phase (Marenahalli) | 77,520 | 7,202 |
| Apartment lines, 1st and 3rd phases | 70,000–77,000 | 6,503–7,153 |
| Sarakki Kere | 62,640 | 5,819 |
| Sarakki Agrahara corporation area | 54,780 | 5,089 |
The 2023 revision lists only a handful of JP Nagar lines by phase, so many plots and buildings will fall under a village or main-road line instead. Kaveri can also add floor, amenity and parking amounts for flats. Look up your exact property before you agree a price.
Market prices
We didn't find a consultant figure for JP Nagar. ANAROCK's Q1 2026 report lists it in the South zone without a rate, and Knight Frank's H1 2026 price table doesn't include it. The nearest Knight Frank benchmark is Bannerghatta Road at ₹7,600 to ₹15,500 per sq ft, up 7% in 12 months. Treat that as context, not a JP Nagar price. Portal averages are asking prices.
Rents
There's no consultant rent figure for JP Nagar either. Ask for three recent agreements in the same building before you rely on rental income.
What's being built
Karnataka RERA approved 556 projects in Bengaluru South taluk between January 2020 and mid-October 2026 (acre&key analysis of the RERA register). The taluk is far bigger than JP Nagar, and the register has no locality field, so there's no reliable count for JP Nagar alone. In a mature area, much of the new supply is redevelopment on small plots, so check approvals closely with our RERA project review guide.
Is there a metro in JP Nagar?
Yes, and more is coming.
| Line | Station (station names per news reports, except Phase 3) | Status, 19 Oct 2026 |
|---|---|---|
| Green Line | JP Nagar | Running |
| Pink Line (elevated) | JP Nagar 4th Phase | Built; safety commissioner raised 36 observations after 6–8 Oct inspection (news) |
| Phase 3 Orange Line, Corridor 1 | JP Nagar 4th Phase, JP Nagar 5th Phase, JP Nagar | Approved Aug 2024; 2029 target |
The Pink Line's opening date hasn't been announced (News18, news). Phase 3's first corridor runs 32.15 km from JP Nagar 4th Phase to Kempapura, and its station names come from BMRCL's project report (PIB). See our Phase 3 route guide and metro lines in 2026.
Where does JP Nagar get its water?
Most of JP Nagar is on BWSSB's Cauvery network. Some outer pockets were villages added to the city in 2007, which are served through Cauvery Stage 5; by May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Ask for the building's BWSSB connection and recent bills, especially in a new redevelopment. Our Cauvery Stage 5 guide explains how.
Is JP Nagar flood-prone?
Some parts are on the city's watch list. In April 2026, the South City Corporation commissioner's pre-monsoon survey of flood-prone areas included parts of JP Nagar, though the report didn't name streets (The Hindu, news). Bengaluru tracks flooding as points: in April 2026, the South City Corporation had 24 of the city's 101 listed flood-prone locations, and 52 of the 101 citywide were still unfixed (The New Indian Express, news). Nearby, the Hulimavu lake breach in November 2019 flooded BTM Layout 4th Stage and other layouts (The Hindu, news).
Lake buffers are size-based (0 to 30 m) under Act 19 of 2026, and primary drains carry a 50 m buffer under RMP-2015. Puttenahalli and Sarakki lakes are worth checking against. Our lake and drain checks show how.
Worked examples
These use published figures and an illustrative flat. The Bannerghatta Road benchmark is a nearby figure, not a JP Nagar price.
Worked example 1: a resale flat in the 3rd phase
A 1,100 sq ft flat at ₹11,550 per sq ft (the midpoint of the nearby Bannerghatta Road range), on a ₹77,000 per sq m apartment line.
| Step | Calculation | Result |
|---|---|---|
| Price | 1,100 × ₹11,550 | ₹1,27,05,000 |
| Guidance value | 1,100 ÷ 10.764 × ₹77,000 | ₹78,68,822 |
| Price ÷ guidance value | 1,27,05,000 ÷ 78,68,822 | 1.61 |
| Charges at 7.6% | 7.6% of ₹1,27,05,000 | ₹9,65,580 |
A ratio around 1.6 is narrower than in newer outer corridors. JP Nagar's floors are already high.
Worked example 2: an older flat priced below the floor
The same 1,100 sq ft flat, older, agreed at ₹77,00,000 (₹7,000 per sq ft).
| Step | Calculation | Result |
|---|---|---|
| Charges on guidance value | 7.6% of ₹78,68,822 | ₹5,98,030 |
| Charges on price | 7.6% of ₹77,00,000 | ₹5,85,200 |
| Extra you pay | ₹5,98,030 − ₹5,85,200 | ₹12,830 |
| 110% income-tax test | ₹77,00,000 × 110% = ₹84,70,000 | Guidance value is within it |
You pay on the higher figure. Because the guidance value is within 110% of the price, the income-tax gap rules shouldn't apply, but check with your CA.
Worked example 3: a 1,200 sq ft site on three lines
| Line | Guidance value (₹/sq m) | Site value | Charges at 7.6% |
|---|---|---|---|
| Sarakki Agrahara corporation area | 54,780 | ₹61,07,023 | ₹4,64,134 |
| Sarakki | 81,500 | ₹90,85,842 | ₹6,90,524 |
| 24th Main | 2,02,300 | ₹2,25,52,954 | ₹17,14,025 |
The same size of site is valued 3.69 times as much on 24th Main as in the Sarakki Agrahara corporation area. Line matters as much as area here.
The 4R check for JP Nagar (our framework)
| Letter | Question | Where to check | Red flag |
|---|---|---|---|
| Row | Which guidance value row applies to this exact property? | Kaveri, the gazette, the sale deed | Seller can't show the line used in the last sale |
| Ring road | How close is the outer or inner ring road, and what does that mean for noise and access? | Site visit at peak hour | Bedroom windows facing the ring road |
| Rail | Which station, which line, and is it open? | Station map, latest news | Price assumes Pink or Orange Line service today |
| Rain | Is the site low, or near a lake or drain? | Visit after rain, buffer maps | Water marks or a basement pump |
Score each R green, amber or red. Two reds and you should walk away or renegotiate.
JP Nagar buyer's checklist
- [ ] Confirm the ward and khata.
- [ ] Find the exact guidance value row on Kaveri.
- [ ] Work out the price-to-guidance ratio.
- [ ] Check walking distance to the Green Line, and the Pink Line's status.
- [ ] Ask for the BWSSB connection and the last three bills.
- [ ] Check distance to Puttenahalli, Sarakki or other nearby lakes and drains.
- [ ] For a redevelopment, check the plan sanction and the occupancy certificate.
- [ ] Get title checked by a property lawyer.
What mistakes do buyers make in JP Nagar?
- Using a portal average as the price. There's no consultant figure for JP Nagar, so compare registered sales in the same building.
- Assuming one rate for all phases. Floors range from ₹54,780 to ₹2,02,300 per sq m.
- Counting on lines that aren't running. Only the Green Line is open today.
- Skipping the OC on small redevelopments. Newer blocks on old plots need their own approvals.
Legal and tax note
This is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about title, khata, plan sanction and occupancy certificate before you pay an advance.
Frequently asked questions
Consultants don't publish a JP Nagar figure. Official apartment lines in the 1st and 3rd phases are ₹70,000 to ₹77,000 per sq m. The nearby Bannerghatta Road benchmark from Knight Frank is ₹7,600 to ₹15,500 per sq ft.
It suits buyers who want a mature, central-south area with a running metro. The trade-offs are high floors that leave less room to negotiate, ring-road traffic, and older buildings. Check the specific property with the 4R check.
Yes. The Green Line stops at JP Nagar today. The Pink Line's JP Nagar 4th Phase station is built but awaiting safety clearance, and Phase 3's Orange Line will start there, with a 2029 target.
It depends on the line. Apartment lines in the 1st and 3rd phases are ₹70,000 to ₹77,000 per sq m, 24th Main is ₹2,02,300 and the Sarakki Agrahara corporation area ₹54,780. Kaveri can add amounts for flats.
Most of it does, through BWSSB. Some outer pockets were villages added in 2007 and depend on Cauvery Stage 5, where about 1.15 lakh of 1.8 lakh buildings were connected by May 2026. Ask for the building's bills.
Some parts are watched. In April 2026, the South City Corporation commissioner's pre-monsoon survey of flood-prone areas included parts of JP Nagar, without naming streets. Check nearby lakes and drains and visit after heavy rain.
JP Nagar is inside GBA, so duty, cess, surcharge and registration total 7.6% of the higher of price and guidance value. On a ₹1.27 crore flat, that's ₹9,65,580. Use our stamp duty calculator.
Bannerghatta Road lies to the east and Kanakapura Road to the west. See our Bannerghatta Road guide and Kanakapura Road guide.
