Living on Kanakapura Road: property rates, metro, water and flood risk

Kanakapura Road with an elevated metro line, apartments and distant hills

Short answer: Kanakapura Road property rates ran from ₹5,300 to ₹10,100 per sq ft in Knight Frank's H1 2026 report, up 6% in a year. Official floors are lower: most apartment lines near Konanakunte sit at ₹55,700 to ₹75,350 per sq m. The Green Line has run down the road to Silk Institute since January 2021.

Key takeaways
  • Market range: ₹5,300–10,100 per sq ft, +6% in 12 months (Knight Frank H1 2026).
  • Floors fall as you go out: from ₹91,800 per sq m on the 80 ft BDA road near Konanakunte to ₹42,000 in Thalaghattapura and ₹17,000 in Kaggalipura.
  • Metro is running: five Green Line stations opened on the road in January 2021.
  • Two sets of rules: the inner road is in the South City Corporation; PIN 560082 lies wholly outside GBA.
  • Our STEP check: station, the authority, elevation, price against the floor.

Kanakapura Road runs south-west from Banashankari, past Konanakunte and the NICE road, towards Kaggalipura and beyond. It's one of the few outer corridors in Bengaluru where the metro is already running, which is why buyers look here. This guide sticks to official records and named sources, and says where data runs out.

Who governs Kanakapura Road?

It depends on where you are. The inner stretch falls in the South City Corporation: PIN 560062 is 98% inside GBA, with wards such as Anjanapura, Konanakunte and Harinagar. PIN 560061 (Uttarahalli and Anjanapura wards) is fully inside. PIN 560082, further out, is wholly outside GBA, so panchayat rules apply there.

That changes your costs and paperwork. Inside GBA, stamp duty, cess, surcharge and registration add up to 7.6%. In panchayat areas it's 7.65%, and the khata comes from the panchayat, not the city. Our ward and corporation lookup and our guide to BDA, BMRDA, GBA or panchayat approvals show how to check your exact plot.

What are property rates on Kanakapura Road?

Official guidance values

Guidance values are the state's minimum value for registration, set per line in the 2023 gazette (Jayanagar and Basavanagudi books). Divide by 10.764 to get per sq ft.

Line Guidance value (₹/sq m) Per sq ft (approx.)
80 ft BDA Main Road near Konanakunte 91,800 8,528
Kothanur–Gottigere Main Road (Kanakapura Road to Bannerghatta Road) 70,850 6,582
Konanakunte village 66,000 6,132
Apartment lines near Konanakunte 55,700–75,350 5,175–7,000
Doddakallasandra 53,950 5,012
Vajarahalli 46,000 4,274
Thalaghattapura 42,000 3,902
Anjanapura village 41,000 3,809
Uttarahalli 39,500 3,670
Kaggalipura 17,000 1,579

Kaveri can add floor, amenity and parking amounts to a flat's value, so the line rate isn't always the final figure. Check your exact survey number or apartment on Kaveri before you agree a price. Our guidance value table covers other areas.

Market prices

Knight Frank's H1 2026 report put Kanakapura Road at ₹5,300 to ₹10,100 per sq ft, up 6% in 12 months. That's a range, not a price for your flat. Portal asking prices run higher, and registered values often run lower. ANAROCK's Q1 2026 report lists Kanakapura Road in its South zone but gives no rate for it.

Rents

We didn't find a consultant rent figure for Kanakapura Road. ANAROCK lists the corridor without one, so ask local agents for three recent agreements in the same building rather than relying on portal averages.

What's being built

Karnataka RERA approved 556 projects in Bengaluru South taluk between January 2020 and mid-October 2026, including 101 in 2025 (acre&key analysis of the RERA register). The taluk covers far more than this road, and the register has no locality field, so there's no reliable count for Kanakapura Road alone. Before you book, use our RERA project review guide.

Is there a metro on Kanakapura Road?

Yes. The Green Line's southern extension, a 6 km elevated stretch from Yelachenahalli to Silk Institute, opened on 14 January 2021 and started commercial service the next day (PIB; The Hindu, news).

Station Status
Konanakunte Cross Running since Jan 2021
Doddakallasandra Running since Jan 2021
Vajarahalli Running since Jan 2021
Thalaghattapura Running since Jan 2021
Silk Institute Running since Jan 2021 (terminus)

Station names are per the PIB release at opening. Beyond Silk Institute, there's no sanctioned extension in the official sources we checked, so don't pay extra for one. See Bengaluru metro lines in 2026 for the rest of the network.

Where does Kanakapura Road get its water?

The older inner areas draw on BWSSB's Cauvery supply. Villages added to the city in 2007 are served through Cauvery Stage 5, and by May 2026 about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Outside GBA, BWSSB doesn't supply at all, so expect borewells and tankers. Ask for the building's BWSSB connection and recent bills. Our Cauvery Stage 5 guide explains how to check.

Is Kanakapura Road flood-prone?

Some points are. Bengaluru tracks flooding as points, not areas. In April 2026, the South City Corporation had 24 of the city's 101 listed flood-prone locations, and 52 of the 101 citywide were still unfixed (The New Indian Express, news). The report didn't name streets on this road, and there's no equivalent public list for panchayat areas.

Lake buffers became size-based (0 to 30 m) under Act 19 of 2026, and primary drains carry a 50 m buffer under RMP-2015. Our lake and drain checks show how to check a site.

Worked examples

These use the published figures above and an illustrative flat. Your real numbers will differ.

Worked example 1: a new flat near Konanakunte

A 1,200 sq ft flat priced at ₹7,700 per sq ft, the midpoint of Knight Frank's range, on a ₹55,700 per sq m apartment line.

Step Calculation Result
Price 1,200 × ₹7,700 ₹92,40,000
Guidance value 1,200 ÷ 10.764 × ₹55,700 ₹62,09,588
Price ÷ guidance value 92,40,000 ÷ 62,09,588 1.49
Charges at 7.6% 7.6% of ₹92,40,000 ₹7,02,240

At the bottom of the range, ₹5,300 per sq ft, the price is ₹63,60,000 and the ratio drops to 1.02. That's barely above the floor. If Kaveri adds parking or amenity amounts, the guidance value could pass the price, and you'd pay duty on the higher figure.

Worked example 2: an older resale flat below the floor

A 1,000 sq ft resale flat agreed at ₹50,00,000 on the same ₹55,700 line.

Step Calculation Result
Guidance value 1,000 ÷ 10.764 × ₹55,700 ₹51,74,656
Charges on guidance value 7.6% of ₹51,74,656 ₹3,93,274
Charges if the price were used 7.6% of ₹50,00,000 ₹3,80,000
Extra you pay ₹3,93,274 − ₹3,80,000 ₹13,274
110% income-tax test ₹50,00,000 × 110% = ₹55,00,000 Guidance value is within it

Charges follow the higher of price and guidance value. Because the guidance value is within 110% of the price, the income-tax gap rules shouldn't bite here, but ask your CA.

Worked example 3: a 1,200 sq ft site on three lines

Line Guidance value (₹/sq m) Site value Charges at 7.6%
Thalaghattapura 42,000 ₹46,82,274 ₹3,55,853
Doddakallasandra 53,950 ₹60,14,493 ₹4,57,101
80 ft BDA Main Road near Konanakunte 91,800 ₹1,02,34,114 ₹7,77,793

The same site size costs 2.19 times as much on paper on the BDA road as in Thalaghattapura. If the site is outside GBA, add 0.05% and check the panchayat khata and land conversion. Our plot buying checks cover those steps.

The STEP check for Kanakapura Road (our framework)

Letter Question Where to check Red flag
S: Station How far is the nearest Green Line station on foot? Map walk from the gate More than 1.5 km, with no footpath
T: The authority Is the plot in GBA or a panchayat? PIN and ward lookup, khata Seller can't say who issued the khata
E: Elevation Is the site low next to a lake or drain? Site visit after rain, lake and drain maps Inside a buffer, or water marks on walls
P: Price vs floor How far is the price above the guidance value? Kaveri, worked example 1 Ratio near 1.0 once add-ons are counted

Score each letter green, amber or red. Two reds and you should walk away or renegotiate.

Kanakapura Road buyer's checklist

  • [ ] Ask for the BWSSB connection and the last three water bills.
  • [ ] Check the nearest lake and primary drain against the buffers.
  • [ ] Visit after heavy rain.
  • [ ] Review the RERA filings for a new project.
  • [ ] Get title and approvals checked by a property lawyer.

What mistakes do buyers make on Kanakapura Road?

  • Assuming the whole road is "in the city". Past a point you're in a panchayat, with different khata, water and charges.
  • Paying for a metro extension. The line ends at Silk Institute, with no sanctioned extension in the sources we checked.
  • Ignoring the floor on cheaper flats. At the lower end of the market range, the price can sit close to the guidance value.
  • Taking portal averages as fact. They're asking prices. Compare registered sales in the same building.

This guide is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about title, khata and approvals before you pay any advance.

Frequently asked questions

Knight Frank's H1 2026 report put Kanakapura Road at ₹5,300 to ₹10,100 per sq ft, up 6% in 12 months. Guidance values run from ₹91,800 per sq m on the 80 ft BDA road near Konanakunte to ₹17,000 in Kaggalipura.

It suits buyers who want a running metro and lower prices than the inner south. The trade-offs are distance from the main job hubs, mixed water supply further out, and panchayat rules past the city limit. Check the specific site with the STEP check.

Yes. The Green Line runs down the road with five stations, from Konanakunte Cross to Silk Institute, open since January 2021. No extension beyond Silk Institute is sanctioned in the official sources we checked.

It depends on the line. Apartment lines near Konanakunte are ₹55,700 to ₹75,350 per sq m, Doddakallasandra is ₹53,950, Thalaghattapura ₹42,000 and Kaggalipura ₹17,000. Kaveri can add floor, amenity and parking amounts for flats.

Inside GBA, many buildings do, but not all. Villages added in 2007 rely on Cauvery Stage 5, where about 1.15 lakh of 1.8 lakh buildings were connected by May 2026. Outside GBA, expect borewells and tankers. Ask for BWSSB bills.

Some points are. In April 2026, the South City Corporation had 24 of the city's 101 listed flood-prone locations. These are points, not whole areas, so check the nearest lake and drain and visit the site after heavy rain.

Inside GBA, duty, cess, surcharge and registration total 7.6% of the higher of price and guidance value. In panchayat areas it's 7.65%. On a ₹92.4 lakh flat in GBA, that's ₹7,02,240. Use our stamp duty calculator.

The inner stretch is, in the South City Corporation, with wards such as Konanakunte, Anjanapura and Uttarahalli. PIN 560082 is wholly outside GBA. Check the khata and ward for your exact plot before you buy.
