Short answer: Mysore Road vs Kanakapura Road is a rare comparison where both roads already have a running metro. The Purple Line has reached Challaghatta on Mysore Road since 2023, and the Green Line has reached Silk Institute on Kanakapura Road since 2021. Benchmarks are close: ANAROCK's ₹7,870 per sq ft for Mysore Road against Knight Frank's ₹7,700 midpoint for Kanakapura Road.
- Different trackers: ANAROCK prices Mysore Road but not Kanakapura Road; Knight Frank prices Kanakapura Road but not Mysore Road. Line them up with care.
- Rent evidence: only Mysore Road has a published 2BHK rent, ₹20,000–26,000 a month, which is about a 3.5% gross yield.
- Both metros end at the city edge: Challaghatta's site value is ₹23,000 per sq m; Kaggalipura, past Silk Institute, is ₹17,000.
- Both leave GBA: Kengeri's PIN is about 29% inside GBA, and Kanakapura Road's PIN 560082 is wholly outside.

Neither road is waiting on a promise, so the questions change. How far are you from a station? Which side of the GBA boundary are you on? And does the rent stack up? This page draws on our Mysore Road guide and Kanakapura Road guide.
How do Mysore Road and Kanakapura Road compare?
| Measure | Mysore Road | Kanakapura Road |
|---|---|---|
| Consultant benchmark | ₹7,870 per sq ft base rate (ANAROCK Q1 2026) | ₹5,300–10,100 per sq ft, midpoint ₹7,700 (Knight Frank H1 2026) |
| 12-month change | Not published | +6% |
| 2BHK rent | ₹20,000–26,000 a month (ANAROCK) | Not published |
| Metro | Purple Line, eight stations from Mysuru Road to Challaghatta; full route since Oct 2023 | Green Line, five stations from Konanakunte Cross to Silk Institute; since Jan 2021 |
| Site values (₹/sq m) | ₹1,30,000 inner road to ₹16,000 at Kengeri Gollahalli | ₹91,800 on the 80 ft BDA road to ₹17,000 at Kaggalipura |
| Corporation | West City Corporation (inner and middle road) | South City Corporation (inner road) |
| Listed flood points, Apr 2026 | West corporation: 48 of the city's 101 | South corporation: 24 of 101 |
Mysore Road station names per news reports. Guidance values are the 2023 rates still in force; check Kaveri for your date, as our guidance value table explains.
Can you compare their prices directly?
Only roughly. ANAROCK's base rate is one figure for a project-level benchmark (ANAROCK Q1 2026). Knight Frank gives a range across the location (Knight Frank H1 2026). The two methods differ, so a ₹170 gap between ₹7,870 and ₹7,700 tells you the roads sit in a similar band, not that one is cheaper.
The better comparison is the specific flat against recent registrations nearby. Our encumbrance certificate steps show how to find them.
What happens at the end of each line?
This is where the roads differ most. On Mysore Road, the Purple Line runs out to Challaghatta, where sites are valued at ₹23,000 per sq m. Kengeri's PIN 560060 is only about 29% inside GBA.
On Kanakapura Road, the Green Line stops at Silk Institute (PIB). Thalaghattapura, near the terminus, is valued at ₹42,000, and Kaggalipura, further out, at ₹17,000. PIN 560082 is wholly outside GBA.
Past the boundary, charges go from 7.6% to 7.65% and the khata comes from a panchayat. Check your address with our ward and corporation lookup.
Which floods more?
The corporation counts differ, but they cover far more than these roads. In April 2026, the West City Corporation had 48 of the city's 101 listed flood-prone locations and the South had 24 (The New Indian Express, news). The report didn't name streets on either road. Mysore Road runs near the Vrishabhavathi valley, so check drains closely; use our lake and drain checks.
What about water?
Both inner roads are on BWSSB's Cauvery network, and the villages added in 2007 are being connected through Cauvery Stage 5 (The Hindu, news). Past the GBA boundary on either road, expect borewells and tankers. See our Cauvery Stage 5 guide.
Worked examples
These use published figures and illustrative assumptions.
Worked example 1: what ₹80 lakh buys
| Road | Benchmark | Area for ₹80 lakh |
|---|---|---|
| Mysore Road | ₹7,870 (ANAROCK base rate) | about 1,017 sq ft |
| Kanakapura Road | ₹7,700 (Knight Frank midpoint) | about 1,039 sq ft |
A 22 sq ft difference is well inside the gap between the two methods. Treat it as a tie.
Worked example 2: does Mysore Road rent cover the EMI?
| Step | Working | Result |
|---|---|---|
| Price | 1,000 sq ft × ₹7,870 | ₹78,70,000 |
| EMI | 80% loan, 20 years at 8.5% | ₹54,638 |
| Rent | ANAROCK midpoint (₹20,000 + ₹26,000) ÷ 2 | ₹23,000 |
| Rent ÷ EMI | ₹23,000 ÷ ₹54,638 | 42% |
| Gross yield | ₹23,000 × 12 ÷ ₹78,70,000 | 3.5% |
There's no published Kanakapura Road rent, so ask for recent rental agreements in the building before relying on rent.
Worked example 3: station-area floors on a 1,200 sq ft site
| Line | Road | ₹/sq m | Site value | Charges at 7.6% | At 7.65% |
|---|---|---|---|---|---|
| University gate to Kengeri | Mysore | 66,750 | ₹74,41,472 | ₹5,65,552 | ₹5,69,273 |
| Apartment lines near Konanakunte (low end) | Kanakapura | 55,700 | ₹62,09,588 | ₹4,71,929 | ₹4,75,033 |
| Kengeri | Mysore | 44,500 | ₹49,60,981 | ₹3,77,035 | ₹3,79,515 |
| Thalaghattapura | Kanakapura | 42,000 | ₹46,82,274 | ₹3,55,853 | ₹3,58,194 |
| Challaghatta | Mysore | 23,000 | ₹25,64,103 | ₹1,94,872 | ₹1,96,154 |
| Kaggalipura | Kanakapura | 17,000 | ₹18,95,206 | ₹1,44,036 | ₹1,44,983 |
Use the 7.6% column inside GBA and 7.65% outside.
The TERM test: comparing two metro roads (our framework)
| Step | Question | Mysore Road | Kanakapura Road |
|---|---|---|---|
| Terminus | How far is the site from the last station, and on which side? | Challaghatta | Silk Institute |
| Edge | Inside GBA or with a panchayat? | Kengeri area straddles the line | Outer road outside GBA |
| Rent evidence | Is there a published or documented rent? | ANAROCK figure | Ask for agreements |
| Main road or interior | Which gazette line applies? | Main road rates are far higher | Same |
Score each green, amber or red, then compare the two homes.
