New RERA-registered supply in Bengaluru by taluk, 2020–2026: where are projects being added?

Aerial view of new layouts and apartment projects on the city edge

Short answer: New RERA projects in Bengaluru are concentrated in three taluks. From 2020 to 15 Oct 2026, Karnataka RERA approved 2,692 residential, plotted and mixed projects across seven Bengaluru taluks. Bengaluru East (643), Anekal (603) and Bengaluru South (556) made up two-thirds. January–September 2026 approvals were 20% below the same months of 2025.

Key takeaways
  • 2,692 approvals in seven taluks from 2020 to 15 Oct 2026, commercial projects excluded.
  • East, Anekal and South lead, with about 24%, 22% and 21% of the total.
  • 2026 is slower: 309 approvals in Jan–Sep against 387 a year earlier. Hosakote was the exception, up from 30 to 40.
  • The outskirts are mostly plots: 78% of Devanahalli's approvals and 52% of Hosakote's are plotted developments, against 8% in Bengaluru East.
  • Projects, not homes. The register's list view doesn't give unit counts, so this counts projects.

Supply numbers from consultants count launched units across the city. This study uses the regulator's own register instead, taluk by taluk, so you can see where new registered projects are actually being added near you. The table behind it is published with this page.

How did we count?

  • Source: the Karnataka RERA "View All Projects" list (K-RERA) for seven taluks: Anekal, Bengaluru East, North and South, Yelahanka (Bengaluru Urban), and Devanahalli and Hosakote (Bengaluru Rural). Captured 15 Oct 2026.
  • Counted: projects with status APPROVED, by the register's "approved on" date, 1 Jan 2020 to 15 Oct 2026. Residential/group housing, plotted and mixed developments; commercial excluded. Rejected, withdrawn, revoked and transferred entries are left out.
  • Not counted: units, sizes or prices. The list view doesn't show them, and we don't name projects or promoters.
  • Duplicates: removed by acknowledgement number. The same base list gives 4,529 approved non-commercial projects in all years, matching our RERA completion-date study.

Which taluks added the most projects?

Taluk 2020 2021 2022 2023 2024 2025 2026* 2020–26
Bengaluru East 79 64 106 105 120 98 71 643
Anekal 67 64 101 107 77 121 66 603
Bengaluru South 55 62 93 88 94 101 63 556
Bengaluru North 40 55 48 51 48 49 38 329
Devanahalli 24 10 36 47 34 60 31 242
Hosakote 14 13 28 22 24 40 45 186
Yelahanka 11 12 13 18 24 36 19 133
All seven 290 280 425 438 421 505 333 2,692

*2026 runs to 15 Oct.

Approvals dipped in 2020–21, picked up from 2022, and peaked in 2025 at 505. Hosakote has already passed its 2025 total in 2026 (45 against 40). Devanahalli and Yelahanka, both on the airport side of the city, more than doubled between 2020 and 2025.

What kind of projects are they?

Taluk Flats and group housing Plotted Mixed Plotted share
Bengaluru East 566 52 25 8.1%
Bengaluru North 255 59 15 17.9%
Yelahanka 99 32 2 24.1%
Bengaluru South 401 140 15 25.2%
Anekal 335 265 3 43.9%
Hosakote 90 96 0 51.6%
Devanahalli 53 188 1 77.7%

Plots dominate further out. If you're comparing "supply" in Devanahalli with Bengaluru East, you're mostly comparing plotted layouts with apartment projects (our Devanahalli guide has the local detail). Our plot buyer's guide covers what to check on a plotted project.

Did registrations slow in 2026?

Yes, in most taluks. Comparing the same nine months:

Taluk Jan–Sep 2025 Jan–Sep 2026 Change
Anekal 99 58 −41%
Bengaluru South 76 60 −21%
Bengaluru East 75 68 −9%
Bengaluru North 42 36 −14%
Devanahalli 39 29 −26%
Yelahanka 26 18 −31%
Hosakote 30 40 +33%
All seven 387 309 −20%

It comes as unsold stock in the city rose 35% in a year by ANAROCK's count, though consultants still counted Q3 launches above sales (see our Q3 2026 market report). Registration counts can also move with how fast the authority processes applications, which this data can't separate.

Worked example 1: monthly pace

Period Approvals Months Per month
2025 505 12 about 42
1 Jan–15 Oct 2026 333 9.5 about 35

At the 2026 pace, the seven taluks would finish the year at roughly 35 × 12 = 420 approvals, below every year since 2022 except 2024 (421). That's a projection, not a count.

Worked example 2: reading "lots of new supply" near you

Illustrative. A sales pitch says Hosakote has "huge new supply, so prices will stay soft". From the table:

Check Hosakote figure What it tells you
Approvals 2020–26 186 (7% of the total) Small, compared with East or Anekal
Plotted share 51.6% About half the "supply" is plots, not flats
2026 trend 40 in Jan–Sep, up 33% Growing, against the citywide slowdown
Flat projects 2020–26 90 The relevant number if you're buying a flat

So for a flat buyer, Hosakote's competing supply is 90 projects over almost seven years, not 186. Our Hoskote guide covers the rest.

The Count–Kind–Clock check (our framework)

Before you treat "supply" as good or bad for a purchase:

  1. Count. How many registered projects in your taluk, and is the number rising or falling?
  2. Kind. How many are the same type as yours: flats, plots or villas?
  3. Clock. When are they due? Check each competing project's current completion date on RERA, and its record of extensions.
Taluk Approved projects with a current completion date in 2027 In 2028
Bengaluru East 106 81
Bengaluru South 88 61
Anekal 79 63
Bengaluru North 37 41
Devanahalli 36 23
Yelahanka 22 16
Hosakote 17 22

Completion counts cover all approved non-commercial projects, whatever year they were approved, using the register's current proposed date.

Frequently asked questions

Across seven Bengaluru taluks, Karnataka RERA approved 333 residential, plotted and mixed projects between 1 Jan and 15 Oct 2026. In January–September there were 309, against 387 in the same months of 2025, a 20% fall.

Bengaluru East taluk, with 643 approvals from 2020 to 15 Oct 2026. Anekal (603) and Bengaluru South (556) follow. Together the three make up about two-thirds of the 2,692 approvals across the seven taluks we counted.

Because most are plots. 188 of Devanahalli's 242 approvals since 2020, about 78%, are plotted developments. Only 53 are flat or group-housing projects. Compare like with like before reading Devanahalli's numbers as apartment supply.

No. The K-RERA list view shows projects, their type, status and dates, but not unit counts. A small plotted project and a large apartment complex each count as one. Consultants' launch figures count units but cover new stock differently.

On registrations, yes, in 2026. Six of seven taluks approved fewer projects in January–September 2026 than a year earlier. Hosakote was the exception, up 33%. Approval counts can also reflect processing speed at the authority, which this data can't separate.

Use the Karnataka RERA "View All Projects" search and filter by district and taluk. Each entry shows the project type, status, approval date, original and current completion dates and any extensions. Our RERA step-by-step guide shows how to read it.

This study is about homes. Commercial projects don't add housing supply, so we exclude them. Mixed developments are kept because they include residential units.

Yes. The CSV published with this page gives approvals by taluk, year and project type from 2020 to 15 Oct 2026. It holds counts only, with no project or promoter names, and it's built from the K-RERA list pages captured on 15 Oct 2026.
