Living on Hosur Road: property rates, metro, water and flood risk

Hosur Road elevated highway with traffic and apartment towers

Short answer: Hosur Road property rates change sharply along its length. Guidance values fall from ₹1,98,900 per sq m on the inner road to ₹42,000 in Bommanahalli and ₹28,320 in Singasandra. At the Electronic City end, Knight Frank put flats at ₹5,700 to ₹8,600 per sq ft in H1 2026. The Yellow Line has run along the road since August 2025.

Key takeaways
  • No single figure: ANAROCK lists Hosur Road in its South zone without a rate. The nearest consultant numbers are for Electronic City.
  • Steep fall in floors: from ₹1,98,900 per sq m near Lakkasandra to ₹28,320 in the Singasandra corporation area.
  • Metro running: the Yellow Line, RV Road to Bommasandra, opened on 10 August 2025.
  • Two sets of rules: PIN 560068 is fully in GBA; PIN 560099, further out, is wholly outside it.
  • Our BAND check: boundary, access, noise, drains.

Hosur Road runs south-east from the city centre past Madiwala and Silk Board, through Bommanahalli, Hongasandra, Singasandra and Electronic City, towards Bommasandra, Chandapura and Attibele. It's an office and industrial corridor as much as a residential one. This guide uses official records and named sources, and says where data runs out.

Who governs Hosur Road?

It changes along the road. The inner and middle stretches are in the South City Corporation: PIN 560068 (Bommanahalli side) and PIN 560100 (Electronic City, with Singasandra and Chikkathoguru wards) are fully inside GBA. PIN 560099, around Bommasandra and Chandapura, is wholly outside, and PIN 562107 is only about 5% inside. Out there you're in Anekal taluk, where a town council or gram panchayat may issue the khata.

Inside GBA, stamp duty, cess, surcharge and registration add up to 7.6%; outside, 7.65%. Check your plot with our ward and corporation lookup and our guide to BDA, BMRDA, GBA or panchayat approvals.

Beyond Electronic City, look up Bommasandra, Chandapura and Attibele survey numbers on Kaveri, as rules and lines differ outside GBA. Kaveri can also add floor, amenity and parking amounts for flats.

Market prices

Knight Frank's H1 2026 report put Electronic City at ₹5,700 to ₹8,600 per sq ft, up 10% in a year, and ANAROCK's Q1 2026 base rate there was ₹7,200. Neither gives a figure for Hosur Road as a whole. Use these for the Electronic City end only. Our Electronic City guide has more.

Rents

ANAROCK put 2BHK rents in Electronic City at ₹20,000 to ₹31,000 a month in Q1 2026. We didn't find a figure for the inner road.

What's being built

The outer stretch is in Anekal taluk, where Karnataka RERA approved 603 projects between January 2020 and mid-October 2026 (acre&key analysis of the RERA register). That covers far more than this road, and the register has no locality field. Use our RERA project review guide before you book.

Is there a metro on Hosur Road?

Yes. The Yellow Line runs from RV Road (Ragigudda) to Bommasandra, over 19 km with 16 stations, and was inaugurated on 10 August 2025 (PIB). Most of it follows Hosur Road.

Line Stations along the road (station names per news reports) Status, 19 Oct 2026
Yellow Line Central Silk Board, Bommanahalli, Hongasandra, Kudlu Gate, Singasandra, Electronic City, Bommasandra Running
Blue Line, Silk Board–KR Puram Interchange at Central Silk Board Targeted for mid-2027 (news)

The Blue Line date is from the Bengaluru development minister, reported in October 2026 (The Hindu, news). See our metro lines guide.

Where does Hosur Road get its water?

The inner road is on BWSSB's Cauvery network. Bommanahalli is one of the eight old zones covered by Cauvery Stage 5, built for villages added to the city in 2007; by May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Outside GBA, expect borewells and tankers. Our Cauvery Stage 5 guide explains how to check.

Is Hosur Road flood-prone?

Some junctions are. The GBA's 2026 pre-monsoon circular named Silk Board and Madiwala among the flood-prone locations flagged (The Hindu, news). In April 2026, the South City Corporation commissioner said KAS Officers' Layout near Silk Board was unlikely to flood after a parallel drain was built along the ring road, and ordered desilting below Madiwala lake (The Hindu, news).

Those are road and junction points, not whole areas. Check your street, the nearest lake and drain, and the basement. Our lake and drain checks show how.

Worked examples

These use published figures and illustrative flats.

Worked example 1: the same flat across Electronic City's range

A 1,200 sq ft flat on a ₹39,700 per sq m apartment line has a guidance value of ₹44,25,864.

Price per sq ft Price Price ÷ guidance value Charges at 7.6%
₹5,700 (Knight Frank low) ₹68,40,000 1.55 ₹5,19,840
₹7,200 (ANAROCK base rate) ₹86,40,000 1.95 ₹6,56,640
₹8,600 (Knight Frank high) ₹1,03,20,000 2.33 ₹7,84,320

Worked example 2: a 1,200 sq ft site on three lines

Line Guidance value (₹/sq m) Site value Charges at 7.6%
Singasandra corporation area 28,320 ₹31,57,191 ₹2,39,946
Begur Main Road 55,200 ₹61,53,846 ₹4,67,692
Hosur Main Road, Madiwala 1,42,000 ₹1,58,30,546 ₹12,03,122

A Madiwala main-road site is valued about five times one in Singasandra's interior.

Worked example 3: gross rental yield at the Electronic City end

A 1,100 sq ft 2BHK at ANAROCK's ₹7,200 base rate costs ₹79,20,000. At ANAROCK's 2BHK rent range of ₹20,000 to ₹31,000 a month, gross yield is 3.0% to 4.7% a year, before maintenance, tax and vacancy.

The BAND check for Hosur Road (our framework)

Check Question Where to check Red flag
Boundary Inside GBA, or in Anekal taluk under a town council or panchayat? PIN, ward, khata Khata issuer unclear
Access How far is the walk to a Yellow Line station? Walk it at peak hour Long walk across the highway with no crossing
Noise How close is the highway or elevated road? Visit at night Bedrooms facing the highway
Drains Is the street or junction on a flood list? Visit after rain, news Basement pump, water marks

Score each check green, amber or red. Two reds and you should walk away or renegotiate.

Hosur Road buyer's checklist

  • [ ] Confirm GBA or outside, from the PIN, ward and khata.
  • [ ] Find the exact line on Kaveri.
  • [ ] Work out the price-to-guidance ratio.
  • [ ] Walk to the nearest Yellow Line station.
  • [ ] Visit at night to judge highway noise.
  • [ ] Ask for BWSSB bills, or borewell and tanker details outside GBA.
  • [ ] Visit after heavy rain.
  • [ ] Review RERA filings for a new project and get title checked by a lawyer.

What mistakes do buyers make on Hosur Road?

  • Treating it as one market. Floors fall about sevenfold from the inner road to Singasandra's interior.
  • Assuming you're in the city. Past Electronic City, PIN 560099 is outside GBA.
  • Ignoring highway noise. A short walk to the metro can mean a flat on the highway.
  • Using Electronic City figures for the whole road. They don't fit Madiwala or Bommanahalli.

This is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about title, khata and approvals before you pay an advance.

Frequently asked questions

There's no consultant figure for the whole road. Knight Frank put Electronic City flats at ₹5,700 to ₹8,600 per sq ft in H1 2026. Guidance values run from ₹1,98,900 per sq m on the inner road to ₹28,320 in Singasandra's interior.

It suits people working in Electronic City or along the corridor who want a running metro. The trade-offs are highway noise, junction flooding and different rules once you leave GBA. Check the property with the BAND check.

Yes. The Yellow Line from RV Road to Bommasandra opened in August 2025 and runs along most of Hosur Road. It meets the planned Blue Line at Central Silk Board, targeted for mid-2027.

It depends on the stretch. Inner Hosur Main Road is ₹1,98,900 per sq m, Madiwala ₹1,42,000, Begur Main Road ₹55,200, Bommanahalli ₹40,600 to ₹42,000 and Singasandra's corporation area ₹28,320.

The inner road does. Bommanahalli is one of the zones covered by Cauvery Stage 5, where about 1.15 lakh of 1.8 lakh buildings were connected by May 2026. Outside GBA, expect borewells and tankers.

Some junctions are. The GBA named Silk Board and Madiwala among flood-prone locations flagged in 2026. Check your street and visit after heavy rain before you buy.

Inside GBA, charges total 7.6% of the higher of price and guidance value, and 7.65% outside. On an ₹86.4 lakh flat in GBA, that's ₹6,56,640. Try our stamp duty calculator.

Going out from the city: Madiwala, Silk Board, Bommanahalli, Hongasandra, Singasandra, Electronic City, Bommasandra and Chandapura. HSR Layout sits just east of Silk Board; see our HSR Layout guide.
