Living in Koramangala: rates, metro, water and flood risk

Koramangala street with lit cafes and people walking in the evening

Short answer: Koramangala property rates aren't published by Knight Frank or ANAROCK, so official guidance values are the firmest guide. Most blocks are ₹1,14,000 per sq m (about ₹10,590 per sq ft), the 3rd Block is ₹1,40,000, and the Hosur–Sarjapur road and inner ring road frontage is ₹1,69,000. No metro line runs through Koramangala yet.

Key takeaways
  • No consultant figure: ANAROCK lists Koramangala in its South zone without a rate; Knight Frank leaves it out of its price table.
  • Blocks share a rate: ₹1,14,000 per sq m for blocks 1, 2, 4, 5, 6, 7, 8 and KHB Colony.
  • Main roads cost more: 80 ft roads are ₹1,60,000 and the inner ring road ₹1,69,000.
  • The K-100 drain matters: ST Bed Layout flooded in May 2025 (news), and an undersized inlet to Bellandur lake was flagged in April 2026 (news).
  • Our 4C check: catchment, commercial creep, compliance, cost floor.

Koramangala is a planned BDA area in south-east Bengaluru, laid out in numbered blocks between Hosur Road and the inner ring road. It mixes older houses, small apartment blocks and a busy commercial core. This guide uses official records and named sources, and says where data runs out.

Who governs Koramangala?

The South City Corporation. PIN 560034 is fully South, with Koramangala East, Koramangala West and Jakkasandra wards, and PIN 560095 is fully South too. Ejipura, in PIN 560047, is split between South and Central. All of it is inside GBA, so stamp duty, cess, surcharge and registration add up to 7.6%. Use our ward and corporation lookup to confirm.

Market prices

We didn't find a consultant price for Koramangala. ANAROCK's Q1 2026 report lists it in the South zone with no rate, and Knight Frank names it only in its zone list and as an office district. Portal figures are asking prices. Ask for registered sale deeds on the same road.

What's being built

Very little large-scale. New homes are mostly rebuilds and small blocks. Under section 3 of the RERA Act, a project is exempt only if its land is 500 sq m or less or it has eight flats or fewer, so check whether a block you're offered should be registered. Our RERA project review guide shows how.

Is there a metro in Koramangala?

Not yet.

The Pink Line's underground route runs through Dairy Circle, M.G. Road and Shivajinagar (The Hindu, news). BMRCL's February 2026 report puts the Red Line underground from Koramangala 2nd Block (BMRCL DPR). Our metro lines guide tracks every line.

Where does Koramangala get its water?

Koramangala is on BWSSB's Cauvery network as an established city area. Supply still varies by street and building, and many buildings top up with borewells or tankers. Ask for the last three BWSSB bills and the building's tanker spend.

Is Koramangala flood-prone?

Parts are, mainly low layouts along the Koramangala Valley (K-100) drain. In May 2025, heavy rain flooded ST Bed Layout in Koramangala, and residents were still clearing debris days later (The Hindu, news).

In April 2026, the South City Corporation commissioner inspected the K-100 drain near Jakkasandra. Officials noted that the new diversion channel into Bellandur lake is 5 to 6 m wide against a 30 m primary drain, and he warned that upstream flooding is likely unless the inlet works in heavy rain (The Hindu, news). Primary drains carry a 50 m buffer under RMP-2015. See our lake and drain checks and flood-prone areas map.

What mistakes do buyers make in Koramangala?

  • Assuming one Koramangala rate. Block lines, 60 ft roads, 80 ft roads and the ring road all differ.
  • Agreeing far below the floor. It can raise income-tax issues.
  • Ignoring the drain. Low layouts along K-100 have flooded.
  • Counting on a metro now. No line runs through the area yet.

This is general information. Ask a CA about the income-tax effect of a price below guidance value, and a property lawyer about title, plan sanction and khata before you pay an advance. Our legal checks guide lists the documents.
