Rajarajeshwari Nagar, usually called RR Nagar, is a residential area in south-west Bengaluru between Mysore Road and the Kengeri–Uttarahalli road. Much of it grew from house-building co-operative society layouts, with apartment blocks added since. This guide uses official records and named sources, and says where data runs out.

Who governs Rajarajeshwari Nagar?

The West City Corporation. PIN 560098 is about 98% West, with Rajarajeshwari Nagara and Bangarappa Nagara wards. It's inside GBA, so stamp duty, cess, surcharge and registration add up to 7.6%. Kengeri, to the west, is different: its PIN 560060 is only about 29% inside GBA. Check your plot with our ward and corporation lookup.

What are property rates in Rajarajeshwari Nagar?

Market prices

ANAROCK's April 2026 report put Rajarajeshwari Nagar's average launch value at ₹7,800 per sq ft in Q4 2025. It recorded 2,200 units launched between 2021 and 2025, 18% of its West-zone launches, mostly high-end (ANAROCK). Knight Frank doesn't track RR Nagar. A launch value isn't a resale price.

Rents

We didn't find a consultant rent figure for RR Nagar itself. ANAROCK's nearby Mysore Road 2BHK range was ₹20,000 to ₹26,000 a month in Q1 2026; treat it as context only.

What's being built

Taluk totals from the RERA register are too broad to isolate RR Nagar, and the register has no locality field. Use our RERA project review guide before you book.

Is there a metro in Rajarajeshwari Nagar?

Yes. The Purple Line runs along Mysore Road on the area's northern edge. Its full 43.49 km route to Challaghatta has run since 9 October 2023 (The Hindu, news).

Line Nearby stations (station names per news reports) Status, 19 Oct 2026
Purple Line Rajarajeshwari Nagar, Jnanabharathi, Nayandahalli Running

Much of RR Nagar sits a fair distance south of Mysore Road, so time the walk or feeder ride from your gate. Our metro lines guide covers the rest.

Where does Rajarajeshwari Nagar get its water?

RR Nagar is one of the eight old zones covered by Cauvery Stage 5, built for villages added to the city in 2007. By May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Supply varies by building, so ask for the BWSSB connection and recent bills. Our Cauvery Stage 5 guide explains how.

Is Rajarajeshwari Nagar flood-prone?

Some points are. The GBA's 2026 pre-monsoon circular named Rajarajeshwari Nagar among the locations flagged, alongside Silk Board, Madiwala and Panathur 'S' Cross (The Hindu, news). In April 2026, the West City Corporation had 48 of the city's 101 listed flood-prone locations, the most of any corporation (The New Indian Express, news).

RR Nagar is hilly in parts, so low streets and plots near drains matter more than the area name. See our lake and drain checks and flood-prone areas map.

The HOME check for Rajarajeshwari Nagar (our framework)

Check Question Where to check Red flag

Outflow Where does rain water go from this street? Visit after rain, drain maps Low plot at the bottom of a slope
Metro walk How long to Rajarajeshwari Nagar or Jnanabharathi station? Walk or ride it at peak hour More than 20 minutes with no feeder
Edge Is the plot near Kengeri, where GBA ends? PIN, ward, khata Khata issuer unclear

Score each check green, amber or red. Two reds and you should walk away or renegotiate. Our guide to A-khata, B-khata and e-khata explains the khata side.

  • [ ] Review RERA filings for a new project.

What mistakes do buyers make in Rajarajeshwari Nagar?

  • Assuming all society layouts share a rate. Rows range from ₹66,000 to ₹1,10,000 per sq m.
  • Skipping the society title. Older co-operative allotments need a full chain.
  • Taking "near the metro" literally. Many streets are a feeder ride away.
  • Mixing up RR Nagar and Kengeri. Kengeri is mostly outside GBA.

This is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about the society title, khata and approvals before you pay an advance.
