Living in Jayanagar: property rates, metro, water and flood risk

Shaded Jayanagar street lined with large old trees and houses

Short answer: Jayanagar property rates aren't published by Knight Frank or ANAROCK, so the official guidance values are the firmest guide. Cross roads in the 1st to 8th blocks are all ₹1,26,500 per sq m (about ₹11,750 per sq ft), while main roads run from ₹1,38,000 to ₹1,87,500. The Green Line serves the area today.

Key takeaways
  • No consultant figure: Knight Frank lists Jayanagar in its South zone but not in its price table.
  • One rate for cross roads: ₹1,26,500 per sq m across blocks 1 to 8.
  • Main roads cost more: up to ₹1,87,500 per sq m in the 8th block.
  • Split across corporations: PIN 560041 is fully in the South City Corporation; PIN 560011 is mostly Central.
  • Our BLOCK check: block line, legal chain, old building, corporation, kerb.

Jayanagar is one of Bengaluru's older planned residential areas, laid out in numbered blocks in the south of the city. Buyers here mostly look at resale houses, old plots for rebuilding and small apartment blocks rather than large new projects. This guide uses official records and named sources, and says where data runs out.

Who governs Jayanagar?

It's split. PIN 560041 is fully in the South City Corporation, with wards such as Jayanagar East, Tilak Nagara and Pattabhirama Nagara. PIN 560011 is about 74% Central City Corporation and 22% South. So two homes a few streets apart can deal with different corporation offices for khata and tax.

All of Jayanagar is inside GBA, so stamp duty, cess, surcharge and registration add up to 7.6%. Check your exact ward with our ward and corporation lookup.

What are property rates in Jayanagar?

7th Block, T.P. Layout 1,17,500 10,916
7th Block, Venkata Garden 86,000 7,990

Flats are valued differently, and Kaveri can add floor, amenity and parking amounts. Look up the exact property before you agree a price. Our guidance value table covers other areas.

Market prices

We didn't find a consultant price for Jayanagar. Knight Frank's H1 2026 report names it in the South zone but leaves it out of the price table, and ANAROCK's Q1 2026 report doesn't list it. Portal averages are asking prices, and in an area of one-off houses they vary a lot. Ask for registered sale deeds on the same street.

Rents

There's no consultant rent figure for Jayanagar. Ask for recent rental agreements on the same street or in the same building.

What's being built

Very little large-scale. Most new homes here are rebuilds on old plots or small apartment blocks. Under section 3 of the RERA Act, a project is exempt only if its land is 500 sq m or less or it has eight flats or fewer, so a bigger block sold before completion should be on Karnataka RERA. Use our RERA project review guide.

Is there a metro in Jayanagar?

Yes. The Green Line runs along the western edge of Jayanagar, and the Yellow Line starts at RV Road, which interchanges with it. The Yellow Line opened on 10 August 2025 (PIB).

Line Nearby stations (station names per news reports) Status, 19 Oct 2026
Green Line South End Circle, Jayanagar, RV Road Running
Yellow Line RV Road, Ragigudda, Jayadeva Hospital Running since Aug 2025
Pink Line (elevated) Jayadeva Hospital, Tavarekere Built; awaiting safety authorisation after 36 observations (news)

The Pink Line's opening date hasn't been announced (News18, news). Our metro lines guide tracks every line.

Where does Jayanagar get its water?

Jayanagar is part of the old city on BWSSB's Cauvery network. It isn't among the 2007 villages that depend on Cauvery Stage 5, which is covered in our Cauvery Stage 5 guide. Old pipes and low pressure can still be a street-level issue, so ask the seller for recent BWSSB bills and whether the building uses a sump and tanker top-ups.

Is Jayanagar flood-prone?

We didn't find a Jayanagar-specific flood report in the sources we checked. Bengaluru tracks flooding as points: in April 2026, the South City Corporation had 24 and the Central City Corporation 3 of the city's 101 listed flood-prone locations, and 52 of the 101 citywide were still unfixed (The New Indian Express, news). The report didn't name streets. Low basements and roads beside drains are still worth a rainy-day visit; our lake and drain checks explain how.

Worked examples

These use the published guidance values and illustrative prices. They're not Jayanagar market prices.

Worked example 1: a 1,200 sq ft site on three lines

Line Guidance value (₹/sq m) Site value Charges at 7.6%
7th Block, Venkata Garden 86,000 ₹95,87,514 ₹7,28,651
Cross road, blocks 1 to 8 1,26,500 ₹1,41,02,564 ₹10,71,795
8th Block, main road 1,87,500 ₹2,09,03,010 ₹15,88,629

A main-road site in the 8th block is valued 2.18 times one in Venkata Garden. Confirm which row the last registered sale of the plot used.

Worked example 2: an old house agreed below the floor

You agree ₹1.30 crore for a 1,200 sq ft cross-road site with an old house. The guidance value is ₹1,41,02,564.

Step Calculation Result
Charges on guidance value 7.6% of ₹1,41,02,564 ₹10,71,795
Charges on price 7.6% of ₹1,30,00,000 ₹9,88,000
Extra you pay ₹10,71,795 − ₹9,88,000 ₹83,795
110% income-tax test ₹1,30,00,000 × 110% = ₹1,43,00,000 Guidance value is within it

Now drop the price to ₹1.25 crore. 110% of that is ₹1,37,50,000, which is ₹3,52,564 below the guidance value. That can create income-tax issues for both buyer and seller, so speak to your CA before you sign.

Worked example 3: what a rebuild costs on paper

On the same ₹1,41,02,564 site, the charges alone are ₹10,71,795 before you spend anything on demolition or construction. If you're comparing a ready flat with a rebuild, add these charges to the land side of your sum, then add approvals and building costs from your own quotes.

The BLOCK check for Jayanagar (our framework)

Letter Question Where to check Red flag
B: Block line Which block and which row (main or cross road) applies? Kaveri, last sale deed Seller quotes a cross-road rate for a main-road plot, or the reverse
L: Legal chain Is the chain from the original allotment complete? Title documents, encumbrance certificate Missing link in the chain
O: Old building How old is the house, and is there a plan sanction or OC? Corporation records Extra floors with no sanction
C: Corporation South or Central? Ward lookup, khata Khata in a name that doesn't match the deed
K: Kerb Is it on a main road with commercial use around it? Site visit, zoning Shops or offices next door you didn't expect

Score each letter green, amber or red. Two reds and you should walk away or renegotiate.

Jayanagar buyer's checklist

  • [ ] Find the block and row on Kaveri.
  • [ ] Get the full title chain checked by a lawyer.
  • [ ] Ask for the plan sanction and OC for any building.
  • [ ] Confirm the corporation and khata.
  • [ ] Ask for BWSSB bills and check the sump.
  • [ ] Visit after heavy rain if the plot is low or has a basement.
  • [ ] Check the price against the 110% test with your CA.
  • [ ] For a new small block, check whether it should be on RERA.

What mistakes do buyers make in Jayanagar?

  • Assuming one Jayanagar rate. Main roads and cross roads sit on different rows.
  • Agreeing too far below the floor. It can raise income-tax issues for both sides.
  • Skipping the old title chain. Older plots often have long histories.
  • Ignoring unsanctioned floors. Extra storeys can cause trouble at resale or with a bank.

This is general information. Ask a CA about the income-tax effect of a price below guidance value, and a property lawyer about title, plan sanction and khata before you pay an advance. Our legal checks guide lists the documents.

Frequently asked questions

Consultants don't publish a Jayanagar figure. Official guidance values are ₹1,26,500 per sq m on cross roads in blocks 1 to 8, and ₹1,38,000 to ₹1,87,500 on main roads. Compare registered sales on the same street.

It suits buyers who want an established, central-south area with a running metro and mature layouts. The trade-offs are high floors, older buildings and little new supply. Check the property with the BLOCK check.

Yes. The Green Line runs along the area's western edge, and the Yellow Line starts at RV Road, opened in August 2025. The Pink Line's Jayadeva Hospital station is built but awaiting safety clearance.

Cross roads in blocks 1 to 8 are ₹1,26,500 per sq m. Main roads run from ₹1,38,000 in the 6th block to ₹1,87,500 in the 8th. The 9th block's 24A Main Road is ₹1,20,000.

Yes, it's on BWSSB's Cauvery network as part of the old city. Supply can still vary by street, so ask for recent bills and check whether the building relies on tanker top-ups.

We didn't find a Jayanagar-specific flood report. The South City Corporation had 24 of the city's 101 listed flood-prone points in April 2026. Check low basements and drains and visit after heavy rain.

Jayanagar is inside GBA, so charges total 7.6% of the higher of price and guidance value. For a 1,200 sq ft cross-road site, that's ₹10,71,795 on the guidance value. Try our stamp duty calculator.

JP Nagar lies to the south, and Bannerghatta Road runs along the east. See our JP Nagar guide and Bannerghatta Road guide.
