Is Hennur or Thanisandra cheaper?
Thanisandra, slightly. Its range starts ₹1,300 per sq ft lower and ends ₹500 lower. Hennur grew faster over the last year, +10% against +6% (Knight Frank H1 2026).
Official floors overlap. Hennur village is ₹50,000 per sq m and the Hennur–Bagaluru main road ₹80,000. Thanisandra Main Road is ₹78,000, with Hegde Nagar behind it at ₹33,000.
Which has better metro access?
Neither has a running station. The Blue Line's KR Puram–Hebbal stretch, with stations including HBR Layout, Kalyan Nagar and Nagawara (station names per news reports), is expected by December 2027 to March 2028 (Times of India, 9 Oct 2026, news). Nagawara will also be the Pink Line's northern end, but that underground stretch has no firm date.
Hennur adds a planned suburban rail station on Corridor-4 (K-RIDE Samparka, May 2026), with no revised completion date. Our metro lines guide tracks both.
Which has better water supply?
They're in the same position. Both include villages added to the city in 2007 and covered by Cauvery Stage 5. By May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Ask for the BWSSB connection and bills; our Cauvery Stage 5 guide shows how.
Which is more flood-prone?
Hennur's side has the fresher record. Sai Layout, next to Hennur, flooded again on 18 May 2026, along with homes beside drains in Kalyan Nagar and Horamavu (The New Indian Express, news). In Thanisandra, low pockets near Rachenahalli lake and the valley drains need checking. Use our lake and drain checks for the site.
Worked examples
These use published figures and illustrative assumptions.
Worked example 1: a 1,000 sq ft flat at each midpoint
| Step | Hennur (₹10,500) | Thanisandra (₹9,600) |
|---|---|---|
| Price | ₹1,05,00,000 | ₹96,00,000 |
| Charges at 7.6% | ₹7,98,000 | ₹7,29,600 |
| 80% loan | ₹84,00,000 | ₹76,80,000 |
| EMI, 20 years at 8.5% | ₹72,897 | ₹66,649 |
The gap is ₹9 lakh on price, ₹68,400 on charges and ₹6,248 a month on the EMI.
Worked example 2: the rent Hennur would need
Thanisandra's gross yield, using ANAROCK's figures: a 1,000 sq ft flat at ₹10,100 is ₹1,01,00,000. The midpoint rent of ₹35,000 a month gives ₹4,20,000 a year, or about 4.2%.
To match that yield at Hennur's midpoint price of ₹1,05,00,000, a flat would need about ₹36,386 a month. There's no published Hennur rent to test that against, so ask for recent rental agreements in the building. Our rent vs buy page covers the other side of the decision.
Worked example 3: a 1,200 sq ft site on four lines
| Line | Guidance value (₹/sq m) | Site value | Charges at 7.6% |
|---|---|---|---|
| Hegde Nagar (Thanisandra) | 33,000 | ₹36,78,930 | ₹2,79,599 |
| Hennuru village | 50,000 | ₹55,74,136 | ₹4,23,634 |
| Thanisandra Main Road | 78,000 | ₹86,95,652 | ₹6,60,870 |
| Hennuru Main Road–Bagaluru Main Road | 80,000 | ₹89,18,618 | ₹6,77,815 |
The line matters more than the locality name.
The PATH test: choosing between neighbours (our framework)
| Step | Question | Hennur | Thanisandra |
|---|---|---|---|
| Is the site low, or next to a drain or lake? | Check the drains around Sai Layout and Kalyan Nagar | Check near Rachenahalli lake | |
| Arterial | Which road and guidance line serve it? | Hennur Main Road | Thanisandra Main Road |
| Transit | What's running now, not planned? | Buses and roads; Blue Line and suburban rail planned | Buses and roads; Blue Line planned |
| Holding cost | Does the rent cover a fair share of the EMI? | No published rent; ask for agreements | About 4.2% gross yield |
Score each green, amber or red, then compare the two properties, not the two names.

Frequently asked questions
Slightly. Knight Frank's H1 2026 ranges are ₹7,000–14,000 per sq ft for Hennur and ₹5,700–13,500 for Thanisandra. At the midpoints, a 1,000 sq ft flat costs ₹9 lakh more in Hennur.
Hennur, at +10% over 12 months against +6% for Thanisandra (Knight Frank H1 2026). One year isn't a trend, so don't extrapolate it.
The Blue Line's KR Puram–Hebbal stretch is expected by December 2027 to March 2028, per news reports. Neither area has a running station today.
ANAROCK puts Thanisandra Main Road 2BHK rents at ₹28,000–42,000 a month. It publishes no Hennur figure, so ask for recent agreements in the building.
Sai Layout, next to Hennur, flooded again in May 2026. In Thanisandra, check low pockets near Rachenahalli lake. Judge the specific site, not the area.
Both include villages being connected through Cauvery Stage 5. Supply varies building by building, so ask for the BWSSB connection and bills.
Yes. Records are e-Khata on e-Aasthi, and stamp charges total 7.6% of the higher of price and guidance value. On a ₹96 lakh flat, that's ₹7,29,600. Try our stamp duty calculator.
Not yet. Corridor-4 has no revised completion date, so treat it as a possible future benefit, not part of the price you pay today.
