Who governs Yeshwanthpur?

The West City Corporation. All of PIN 560022 is in the West corporation, covering the Goraguntepalya, Peenya and Nalwadi Krishnaraja Wadiyar wards. It's inside GBA, so stamp duty, cess, surcharge and registration add up to 7.6%. Mathikere, to the east, is PIN 560054, split between the North and West corporations, so check yours with our ward and corporation lookup.

What's being built

Taluk totals from the RERA register are too broad to isolate Yeshwanthpur, and the register has no locality field. Use our RERA project review guide before you book.

Is there a metro in Yeshwanthpur?

Yes. The Green Line runs along Tumkur Road through Yeshwanthpur, with the line extended to Madavara in November 2024 (The News Minute, news).

Line Nearby stations Status, 19 Oct 2026
Green Line Yeshwanthpur, Sandal Soap Factory, Goraguntepalya (station names per news reports) Running
Suburban rail Corridor-2 Chikkabanavara–Yeshwanthpur (7.4 km) and Yeshwanthpur–Benniganahalli (17.5 km) Target December 2028 (Knight Frank, citing K-RIDE)
Phase 3 Orange Line Peenya interchange on the Green Line Approved August 2024, PIB target 2029

Suburban rail dates can change, so don't price a flat on the 2028 date. Our metro lines guide covers the rest.

Where does Yeshwanthpur get its water?

Yeshwanthpur is one of the eight old zones covered by Cauvery Stage 5, which targets villages added to the city in 2007, not the older core streets. By May 2026, about 1.15 lakh of an estimated 1.8 lakh buildings in those villages were connected (The Hindu, news). Ask for the building's BWSSB connection and recent bills. Our Cauvery Stage 5 guide explains how.

Is Yeshwanthpur flood-prone?

We didn't find a 2026 official list naming Yeshwanthpur locations. In April 2026, the West City Corporation had 48 of the city's 101 listed flood-prone locations, the most of any corporation (The New Indian Express, news). That figure covers the whole corporation, not this area.

Railway underpasses and low streets can hold water after heavy rain, so check the approach road too. See our lake and drain checks and flood-prone areas map.

Worked examples

These use published figures and illustrative prices.

Worked example 1: a flat at both ends of Knight Frank's range

A 1,200 sq ft flat on a ₹75,000 per sq m apartment line (guidance value ₹83,61,204).

Price per sq ft Price Price ÷ guidance value Charges at 7.6%
₹7,700 (low) ₹92,40,000 1.11 ₹7,02,240
₹14,500 (high) ₹1,74,00,000 2.08 ₹13,22,400

At the low end, the price is only 11% above the guidance value. If the flat's row on Kaveri is higher, or floor and parking amounts are added, it could tip over. Check the exact row before you agree a price.

Worked example 2: a 1,200 sq ft site on four lines

Line Guidance value (₹/sq m) Site value Charges at 7.6%
Baiyanna Layout 45,000 ₹50,16,722 ₹3,81,271
Yeshwanthpur 70,000 ₹78,03,790 ₹5,93,088
Bazaar Road 1,10,000 ₹1,22,63,099 ₹9,31,996
Tumkur Road, opposite ISKCON 1,30,000 ₹1,44,92,754 ₹11,01,449

The Tumkur Road line is valued 2.89 times Baiyanna Layout, a few streets away.

  • Using one rate for the area. Guidance values nearly triple from inner layouts to Tumkur Road.
  • Visiting only in the afternoon. Rail and market traffic peak at other times.
  • Pricing in suburban rail. The December 2028 target isn't a promise.
  • Skipping zoning checks. The Industrial Suburb sits beside housing.

This is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about title, conversion and approvals before you pay an advance.
