Rajajinagar property rates (2026): metro, water and flood risk

Narrow Rajajinagar lane with old multi-storey houses and balconies

Short answer: Rajajinagar property rates were ₹11,500 to ₹23,200 per sq ft in H1 2026, up 9% in a year, according to Knight Frank. That's the highest range of the West locations it tracks. Guidance values run from ₹1,75,000 per sq m around Bashyam Circle to ₹77,500 in 4th M and N Block. The Green Line runs along its eastern edge.

Key takeaways
  • Market range: ₹11,500 to ₹23,200 per sq ft, up 9% in 12 months and 5% in six (Knight Frank, H1 2026).
  • Guidance values: ₹1,50,000 per sq m on Dr Rajkumar Road (1st Main), ₹1,00,000 for most of 1st, 3rd and 5th Block.
  • Metro running: Green Line stations sit along Rajajinagar's eastern side.
  • Inside the city: PINs 560010 and 560044 are fully in the West City Corporation.
  • Our BLOCK check: block row, land use, old building, cellar and parking, khata.

Rajajinagar is a planned residential area in west Bengaluru, laid out in numbered blocks between Chord Road, Dr Rajkumar Road and the Industrial Town. Much of it is older standalone houses, with redevelopment into flats and some newer towers. This guide uses official records and named sources, and says where data runs out.

Who governs Rajajinagar?

The West City Corporation. All of PIN 560010 is in the West corporation, with Kethamaranahalli, Rajajinagara, Rama Mandira and Subramanyanagara wards. PIN 560044 (Dr Rajkumar Ward, Thimmenahalli) is also fully West. It's inside GBA, so stamp duty, cess, surcharge and registration add up to 7.6%. Check your plot with our ward and corporation lookup.

What are property rates in Rajajinagar?

Market prices

Knight Frank's H1 2026 report put Rajajinagar at ₹11,500 to ₹23,200 per sq ft, up 9% in 12 months and 5% in six (Knight Frank). That's above Malleswaram (₹9,200 to ₹17,500) and Yeshwanthpur (₹7,700 to ₹14,500) in the same report. The top of the range reflects a few new towers; older flats sit lower.

Rents

We didn't find a consultant rent figure for Rajajinagar. Ask the seller for current lease papers rather than relying on listing sites.

What's being built

Taluk totals from the RERA register are too broad to isolate Rajajinagar, and the register has no locality field. Use our RERA project review guide for any new tower.

Is there a metro in Rajajinagar?

Yes. The Green Line runs along Rajajinagar's eastern side, and its northern extension to Madavara opened in November 2024 (The News Minute, news).

Line Nearby stations (station names per news reports) Status, 19 Oct 2026
Green Line Rajajinagar, Mahalakshmi, Kuvempu Road, Srirampura, Sandal Soap Factory Running

The western blocks are further from the line, so time the walk from your gate. Our metro lines guide covers the rest.

Where does Rajajinagar get its water?

Rajajinagar is an older city area, not one of the villages added in 2007 that Cauvery Stage 5 targets, so most buildings have long had BWSSB connections. Supply can still vary by street and by building age. Ask for the BWSSB connection, recent bills and any tanker spend.

Is Rajajinagar flood-prone?

We didn't find a 2026 official list naming Rajajinagar locations. In April 2026, the West City Corporation had 48 of the city's 101 listed flood-prone locations, the most of any corporation (The New Indian Express, news). That figure covers the whole corporation, not this area.

In a dense older area, cellars and low ground floors are the usual risk. See our lake and drain checks and flood-prone areas map.

Worked examples

These use published figures and illustrative prices.

Worked example 1: a flat at both ends of Knight Frank's range

A 1,200 sq ft flat on a ₹69,000 per sq m apartment line (guidance value ₹76,92,308).

Price per sq ft Price Price ÷ guidance value Charges at 7.6%
₹11,500 (low) ₹1,38,00,000 1.79 ₹10,48,800
₹23,200 (high) ₹2,78,40,000 3.62 ₹21,15,840

Both are well above the guidance value, so duty goes on your price. The wide gap shows why one "Rajajinagar rate" doesn't price a specific flat.

Worked example 2: a 30 × 40 ft site on four lines

A 1,200 sq ft site.

Line Guidance value (₹/sq m) Site value Charges at 7.6%
4th M and N Block 77,500 ₹86,39,911 ₹6,56,633
1st Block (other streets) 1,00,000 ₹1,11,48,272 ₹8,47,269
Dr Rajkumar Road 1,50,000 ₹1,67,22,408 ₹12,70,903
Bashyam Circle area 1,75,000 ₹1,95,09,476 ₹14,82,720

The Bashyam Circle line is valued 2.26 times 4th M and N Block. If you're buying an old house to rebuild, the row also sets the floor for duty.

The BLOCK check for Rajajinagar (our framework)

Check Question Where to check Red flag

Land use Is the main-road building residential or commercial? Master plan, trade licence Shops below with no approved change of use
Old building How old is it, and does it have an OC or approved plan? Plan sanction, OC Extra floors added without approval
Cellar and parking Is there a cellar, and does water enter it? Visit after rain, ask neighbours Pumps and water marks in the cellar
Khata Is the khata in the seller's name and current? e-khata, tax receipts Khata in a dead owner's name with no succession papers

Score each check green, amber or red. Two reds and you should walk away or renegotiate. Our legal checks guide covers title and OC.

Rajajinagar buyer's checklist

  • [ ] Confirm the ward and khata.
  • [ ] Find the exact block and street row on Kaveri.
  • [ ] Work out the price-to-guidance ratio.
  • [ ] Check the plan sanction and OC, especially for added floors.
  • [ ] Check land use on main roads.
  • [ ] Visit after rain if there's a cellar.
  • [ ] Time the walk to the nearest Green Line station.
  • [ ] Ask for BWSSB bills.

What mistakes do buyers make in Rajajinagar?

  • Using one rate for the area. Guidance values more than double between blocks.
  • Ignoring added floors. Older houses often grew without approval.
  • Missing succession papers. Long-held family homes need a clean chain.
  • Assuming a short walk to the metro. The western blocks are further away.

This is general information. Ask a CA about income-tax rules on price and guidance value, and a property lawyer about title, succession, OC and approvals before you pay an advance.

Frequently asked questions

It suits buyers who want a settled, central-west area with a running metro and long-standing water supply. The trade-offs are high prices, older buildings and approval gaps. Use the BLOCK check before you choose.

Yes. Green Line stations, including Rajajinagar, Mahalakshmi and Kuvempu Road, run along its eastern side (station names per news reports). The western blocks are further from the line.

It depends on the block and street. Dr Rajkumar Road is ₹1,50,000 per sq m, most of 1st, 3rd and 5th Block ₹1,00,000, and 4th M and N Block ₹77,500. These are the 2023 rates still in force.

Yes, in most cases. It's an older city area with long-standing BWSSB connections, not one of the 2007 villages that Stage 5 targets. Ask for recent bills and any tanker spend.

We didn't find an official 2026 list naming Rajajinagar points. The West corporation had 48 of 101 listed locations. Check cellars, low ground floors and the street after heavy rain.

Rajajinagar is inside GBA, so charges total 7.6% of the higher of price and guidance value. On a ₹1.38 crore flat, that's ₹10,48,800. Try our stamp duty calculator.

Malleshwaram lies to the east, Yeshwanthpur to the north and Basaveshwaranagar to the west. See our Malleshwaram guide and Yeshwanthpur guide.
