Short answer: Hoskote vs Budigere Cross is a comparison with thin official data on both sides. Neither has a Knight Frank or ANAROCK price. Guidance values are close: ₹26,000 per sq m on Hoskote's Old Madras Road line and ₹30,310 in Avalahalli near Budigere Cross. Both are stops on a proposed KR Puram–Hoskote metro.
- No consultant price for either: ANAROCK names Budigere Cross as an East micro-market but publishes no rate; portals show asking prices, not registrations.
- Guidance values: Hoskote town lines run ₹18,000 to ₹30,000 per sq m; villages around Budigere Cross ₹22,000 to ₹32,500.
- Metro is a plan: BMRCL is preparing a project report for a 16.3 km KR Puram–Hoskote line with stations at Avalahalli, Budigere Cross and Hoskote (news).
- Outside the city: both sit mostly outside GBA, so stamp charges are 7.65% and water depends on borewells and tankers unless a project proves otherwise.

Both sit on Old Madras Road (NH-75) east of Whitefield. Budigere Cross is the junction about halfway to Hoskote, surrounded by panchayat villages in Bengaluru East taluk; Hoskote is a town with its own municipal council. This comparison reuses our Hoskote guide and adds gazette data for the villages around Budigere Cross.
How do Hoskote and Budigere Cross compare at a glance?
| Measure | Hoskote | Budigere Cross |
|---|---|---|
| Consultant price | None published | None published (ANAROCK lists it as an East micro-market) |
| Site guidance values | ₹18,000–30,000 per sq m (town) | ₹22,000–32,500 per sq m (nearby villages) |
| Who runs it | Hosakote City Municipal Council | Gram panchayats; PIN 560049 is only about 7% inside GBA |
| RERA | 233 projects in Hosakote taluk, 48% plotted | Registered under nearby taluks; no locality field |
| Metro | Proposed terminus, KR Puram–Hoskote line (project report stage) | Proposed station on the same line |
| Water | Groundwater; AMRUT 2.0 works tendered in 2024 | Not in Cauvery Stage 5; expect borewells and tankers |
| Flood hazard | Nearly 40% of Hoskote taluk high to very high (IISc-led study) | No equivalent figure found |
| Stamp charges | 7.65% | 7.65% for most addresses |
Guidance values are the 2023 rates still in force. Check Kaveri for your registration date; our guidance value table explains why.
What are property rates in Hoskote and Budigere Cross?
Only official floors are available for both. Hoskote town's lines run from ₹18,000 per sq m on Madras Road East to ₹26,000 on Old Madras Road, with some private layouts at up to ₹30,000.
We couldn't find a gazette row named Budigere Cross. The villages around the junction, in the KR Puram sub-registrar area, are valued at:
| Gazette line (residential site) | Guidance value (₹/sq m) | Per sq ft (approx.) |
|---|---|---|
| Avalahalli, main road attached | 32,500 | 3,019 |
| Avalahalli | 30,310 | 2,816 |
| Bidarahalli, main road attached | 25,000 | 2,323 |
| Bidarahalli | 22,000 | 2,044 |
| Mandur | 22,000 | 2,044 |
Portals publish asking prices for both, often well above these floors. Those aren't registered values, so pull encumbrance certificates for recent sales near the property.
Which has better metro prospects?
They share one plan. BMRCL is preparing a project report for a 16.3 km line from KR Puram to Hoskote with 11 stations, including Avalahalli, Budigere Cross, Hoskote Toll Plaza and Hoskote Government Hospital (Construction World, 8 Oct 2026, news). Station names per news reports. It still needs technical, financial and land approvals, and has no date.
Budigere Cross is closer to the running Purple Line at Whitefield (Kadugodi). Our metro lines guide tracks the rest.
Who runs each area, and why does it matter?
Hoskote town has a City Municipal Council, so records sit on e-Aasthi. Budigere Cross is mostly panchayat land, with records on e-Swathu and layout approvals from BDA or BMRDA depending on the location. Addresses outside GBA pay 7.65% in total stamp charges, against 7.6% inside the city. Our approvals guide shows which authority to check.
Which has better water supply?
Neither is on Cauvery Stage 5, which serves the 110 villages inside the former BBMP limits. A state pre-feasibility study found Hoskote had no surface source and relied on borewells, and AMRUT 2.0 water works were tendered in October 2024. We found no public scheme for the villages around Budigere Cross. Ask every project for its water source in writing; our water questions guide lists what to ask.
Which floods more?
An IISc-led study found nearly 40% of Hoskote taluk's area faces high to very high flood hazard (city news report, 14 Oct 2026, news). We didn't find a comparable figure for Bengaluru East taluk, where Budigere Cross sits. That's taluk-wide, not plot-level. Check lakes, drains and low ground with our lake and drain checks.
Worked examples
These use published figures and illustrative prices.
Worked example 1: a 1,200 sq ft site on each line
| Line | Guidance value (₹/sq m) | Site value | Charges at 7.65% |
|---|---|---|---|
| Avalahalli, main road attached | 32,500 | ₹36,23,188 | ₹2,77,174 |
| Avalahalli | 30,310 | ₹33,79,041 | ₹2,58,497 |
| Hoskote, Old Madras Road | 26,000 | ₹28,98,551 | ₹2,21,739 |
| Bidarahalli | 22,000 | ₹24,52,620 | ₹1,87,625 |
| Hoskote, Madras Road East | 18,000 | ₹20,06,689 | ₹1,53,512 |
Worked example 2: the same plot price against each floor
A 1,200 sq ft plot agreed at ₹45,00,000 (illustrative).
| Step | Avalahalli line (₹30,310) | Hoskote Old Madras Road (₹26,000) |
|---|---|---|
| Guidance value | ₹33,79,041 | ₹28,98,551 |
| Price ÷ guidance value | 1.33 | 1.55 |
| Charges at 7.65% (on price) | ₹3,44,250 | ₹3,44,250 |
Both prices sit above the floor, so duty goes on the price. The ratio tells you how much of what you pay rests on the market's view rather than the official one; test it against recent registrations nearby.
The EDGE test: choosing between two outer areas (our framework)
| Step | Question | Hoskote | Budigere Cross |
|---|---|---|---|
| Entity | Who issues khata and approvals? | City Municipal Council | Gram panchayat; BDA or BMRDA for layouts |
| Drainage | Is the plot low, or near a lake or drain? | Taluk has high flood hazard in parts | Check site by site |
| Guidance gap | How far is the price above the floor? | Work out the ratio | Work out the ratio |
| Expected transit | What's running today, and what's only planned? | Roads now; metro planned | Closer to the Purple Line; metro planned |
Score each green, amber or red. Two reds on one side should push you towards the other, or towards a different property.
