How do you use the Whitefield property cost calculator?
- Enter the quoted price, the property type and any car park charge billed on top.
- Enter the saleable area from the quote and the carpet area from the RERA agreement for sale.
- Read the real cost per carpet sq ft. Add club, deposit, corpus, legal fees, brokerage and interiors under “Adjust rates and other charges”.
How it’s calculated
The calculator adds every charge to the price to give the cost to get the keys, then adds interiors for the move-in cost.
Formulas used by the calculator
Govt charges = Price × Stamp duty % × (1 + Cess 10% + Surcharge 2%) + Registration 2% of price (per ₹ 1,000 or part)GST = Price × 5% (under construction) or 1% (affordable); 0 for ready or resaleTo keys = Price + Govt charges + GST + Parking + Club + Deposit + Corpus + Legal + Price × Brokerage %Move-in = To keys + InteriorsCarpet rate = Price ÷ Carpet; All-in = To keys ÷ Carpet; Loading % = (Saleable ÷ Carpet − 1) × 100TDS = Price × 1% when the price is ₹ 50 lakh or moreSources: Karnataka Stamp Act, 1957, IGR Karnataka registration fee table, GST Council real estate FAQ, Income Tax Department e-filing portal (TDS on property).
Why does the price per sq ft in Whitefield look lower than it is?
Flats in Whitefield, as across Bengaluru, are usually quoted per sq ft of saleable (super built-up) area. That area includes a share of lobbies, lifts, walls and the clubhouse. The RERA Act defines carpet area as the usable floor area inside your walls, and builders must state it in the agreement. Divide the price by carpet area instead and the rate goes up, often by a quarter or more. Then add stamp duty, registration, GST and the charges billed outside the price.
How the figures are worked out
Saleable area ÷ carpet area − 1Price + stamp duty, cess, surcharge, registration + GST + builder charges + legal + brokerageTotal to get the keys ÷ carpet areaWorked example: ₹ 1.5 Cr resale flat
A 1,600 sq ft saleable flat at ₹ 1.5 Cr is quoted at ₹ 9,375 per sq ft. The carpet area is 1,200 sq ft, so the loading is 33.3% and the price per carpet sq ft is ₹ 12,500. Government charges add ₹ 11,40,000 and legal checks ₹ 25,000, for ₹ 1,61,65,000 in all: ₹ 13,471 per carpet sq ft.
Worked example: the same flat, under construction
Bought from the builder before completion, the flat adds 5% GST (₹ 7,50,000), plus ₹ 5 L for a car park, ₹ 3 L for the club, a ₹ 1.5 L maintenance deposit and a ₹ 1 L corpus fund. The total to get the keys is ₹ 1,79,65,000, or ₹ 14,971 per carpet sq ft, 19.8% over the quoted price.
How much does loading change the real rate?
| Carpet sq ft | Saleable sq ft | Loading | ₹ per carpet sq ft | All-in per carpet sq ft |
|---|---|---|---|---|
| 1,200 | 1,300 | 8.3% | ₹ 10,156 | ₹ 10,949 |
| 1,200 | 1,450 | 20.8% | ₹ 11,328 | ₹ 12,210 |
| 1,200 | 1,600 | 33.3% | ₹ 12,500 | ₹ 13,471 |
| 1,200 | 1,750 | 45.8% | ₹ 13,672 | ₹ 14,732 |
What stamp duty and registration apply?
On a sale deed in Bengaluru, Karnataka charges 5% stamp duty on the market value (Karnataka Stamp Act, Schedule Art. 20(1)), a 10% cess on the duty (s.3B) and, inside the Greater Bengaluru Area, a 2% surcharge on the duty (Greater Bengaluru Governance Act 2024, s.170). The registration fee is 2% (IGR notification of 29 Aug 2025, in force from 31 Aug 2025). Together that is 7.6% of the value. The first sale of a flat pays less duty: 2% up to ₹ 20 L and 3% above ₹ 20 L up to ₹ 45 L, so the total is 4.24% or 5.36%. Resale flats, plots and houses pay 5% at any price.
