How do you use the interior cost calculator?

  1. Pick how your designer or contractor quoted: a rate per sq ft, or item by item.
  2. Enter the area the quote is based on. Ask whether it is carpet or built-up area, because the rate means different things on each.
  3. Enter the rate per sq ft, or the cost of each item from the quotes you have.
  4. Open “Buffer and GST” to set a contingency buffer and add GST if the quote leaves it out.

The ₹ 1,500 per sq ft rate and the item amounts filled in are examples so the page shows a result. They are not market rates for Bengaluru. Replace them with your own quotes.

How is the interior cost worked out?

Designers usually quote in one of two ways. A per sq ft rate covers the agreed scope across the whole area. An item-by-item quote prices the kitchen, wardrobes, ceiling and so on separately. Use one or the other: adding item costs on top of a per sq ft rate that already covers them counts the same work twice.

Worked example: 1,100 sq ft at ₹ 1,800 per sq ft, GST not included

The work is 1,100 × ₹ 1,800 = ₹ 19,80,000. A 10% buffer adds ₹ 1,98,000. Say the vendor’s quote shows GST at 18% on top: that adds ₹ 3,92,040.

The total is ₹ 25,70,040, or ₹ 2,336 per sq ft all in, 30% more than the quoted rate alone. The 18% here is only the rate in this example quote; use the rate on yours.

How should you read the result?

Compare quotes on the same scope. Two per sq ft rates can differ because one includes the kitchen, wardrobes and loose furniture and the other does not. Ask each vendor for an item list, materials and brands, and whether GST and site supervision are in the price.

What does this calculator leave out?

Multiply the area by the rate per sq ft in your quote, or add up the cost of each item if the quote is item by item. Then add a contingency buffer and GST if the quote leaves it out. For 1,500 sq ft at ₹ 1,500 per sq ft with a 10% buffer, the total is ₹ 24.75 lakh.

Use the same area your designer used for the rate. A per sq ft rate on built-up area gives a bigger total than the same rate on carpet area, so ask which one the quote uses before comparing two vendors.

The buffer is your choice. It covers changes you make while the work is on and items the quote missed, such as extra electrical points or a change of finish. The calculator starts at 10%, which you can change. A quote with a clear item list and brands needs less buffer.

Some quotes include GST and some add it on top. Ask the vendor and check the quote or invoice. Keep GST at 0 in the calculator if it is already in the price; otherwise enter the rate shown on the quote. Indicative only.

The quoted rate covers only the work. The all-in figure adds the contingency buffer and any GST on top, and divides the total by the area. With a 10% buffer and no GST, ₹ 1,500 per sq ft becomes ₹ 1,650 all in.

Only if the per sq ft rate leaves the kitchen out. Many per sq ft quotes already include the kitchen and wardrobes, and adding them again counts the work twice. If you are unsure, switch to item by item and enter each part from the vendor’s list.
