Should you buy a 2BHK, 3BHK or 4BHK in Bengaluru?

Illustrated text card reading: 2BHK vs 3BHK vs 4BHK: Which Size to Buy in Bengaluru

Short answer: Buy for the household you'll have in five to eight years, not today. A 2BHK suits couples and small families on a tighter budget. A 3BHK suits families with children, parents at home or a work-from-home need. A 4BHK suits large or joint families. Compare carpet area and all-in cost, not the bedroom count.

Key takeaways
  • Bedroom count is a label; carpet area is the space. Two 3BHKs can differ a lot.
  • Plan for life changes: children, parents moving in, a home office.
  • Running costs scale with size. Maintenance, tax and interiors all rise.
  • Rental demand differs by area. Check the local tenant profile before buying to let.

The size question comes up in almost every family conversation about buying. It looks like a budget question, and partly it is. But it's also about how you live: who works from home, whether parents will stay, how many cars you have, and how long you'll stay in the flat.

What actually differs between the sizes?

Factor 2BHK 3BHK 4BHK
Who it suits Couples, small families Families with children, parents, WFH Joint families, larger households
Typical use of extra room Guest or study Kids, parents, office Separate floor feel, staff room in some
Parking Often one slot One or two Usually two
Maintenance Lower Middle Higher
Interiors cost Lower Middle Higher
Buyer pool at resale Wide Wide Narrower

These are tendencies, not rules. A well planned 2.5BHK can feel bigger than a poorly planned 3BHK.

Why carpet area matters more than BHK

The RERA Act defines carpet area as the net usable floor area of the flat, excluding external walls, service shafts, exclusive balcony and exclusive open terrace, but including internal partition walls. Prices in RERA agreements are tied to carpet area. Ask for it for every unit you compare.

Then look at the layout:

  • Are bedrooms large enough for a bed, wardrobe and desk?
  • Is the living room usable, or mostly passage?
  • How much area goes to corridors inside the flat?
  • Do bathrooms have windows or only vents?

How do you decide for your family?

Ask these questions together:

  1. Who will live here in five years? Children, parents, a live-in helper?
  2. Who works from home, and how often? A dedicated office room changes daily life.
  3. How often do guests stay? Occasional guests can share a study.
  4. How long will you stay? If it's a 3 to 4 year stop, a smaller flat may be smarter.
  5. What will the EMI be at each size? Keep the EMI comfortable. Our home loan questions guide helps.

Our guide 25 questions every couple should discuss before buying covers this conversation in depth.

What does each size cost beyond the price?

Bigger flats carry bigger running costs:

  • Maintenance is often charged per square foot, so it rises with area.
  • Property tax depends on area and zone.
  • Interiors scale with rooms: wardrobes, modular kitchen size, lights.
  • Stamp duty and registration are on the property value.
  • Utility deposits can be higher for larger flats.

Use our stamp duty and registration calculator to compare government charges.

Which size rents or resells better?

It depends on the area. Near large tech parks, 2BHK and 3BHK flats are common among tenants because of working professionals and young families. 4BHK flats have a smaller tenant and buyer pool, which can mean a longer wait to rent or sell. Check local rents and vacancy before buying to let. Our rental yield by area gives a starting point.

Is a 2.5BHK a good compromise?

It can be. The half room is usually a study. It's useful for a home office or a nursery but may be too small as a full bedroom. Check its size and whether it has a window. Some listings call a store room a study, so look at the plan.

What about future needs: buy big now or upgrade later?

Upgrading later means paying stamp duty, registration and moving costs twice. Buying big now means paying more EMI and maintenance for years. If you expect a change within three to four years, buying the bigger size now may cost less overall. If not, buy for today and keep flexibility. Read selling to upgrade and capital gains for the tax side.

How does commute change the size decision?

In Bengaluru, location and size pull against each other. For the same budget, you can often get a bigger flat further from work or a smaller one closer in. Before you choose, time the actual commute at peak hours from each option, on a weekday, by the route you'd really use. Ninety minutes each way changes how much a third bedroom is worth to you.

Some families decide that a 2BHK near a metro line beats a 3BHK that needs two cars. Others decide that with hybrid work, a home office matters more than distance. Neither is wrong. Write down how many days each person travels, and the trade becomes clearer. Our guide on buying near a metro station covers the questions to ask.

What should you check in the floor plan itself?

Ask the sales team for a dimensioned floor plan of the exact unit, not a typical plan. Then check:

  • Room sizes in feet, not just labels. A bedroom under 10 by 10 feet is hard to furnish with a wardrobe.
  • Wall space for beds and storage. Too many doors and windows on one wall waste it.
  • Kitchen and utility. A separate utility area helps in Bengaluru where many homes use a washing machine and dry clothes indoors during the monsoon.
  • Ventilation. Cross ventilation keeps rooms cooler and drier.
  • Balcony orientation. West-facing balconies get strong afternoon sun.

Mark furniture on a printed plan. If the third bedroom can't hold a bed and a desk, it's really a study.

How do maintenance charges differ by size?

Many associations in Bengaluru charge maintenance per square foot of super built-up area. That means a 4BHK pays more than a 2BHK every month, for the same lifts, security and clubhouse. Ask for the current or proposed rate and multiply it out for each size. Also ask about the corpus fund collected at handover, which is often linked to area as well.

Frequently asked questions

It can work with young children, but it gets tight as they grow or if anyone works from home. Many families of four prefer a 3BHK. Check the carpet area and layout before deciding.

Not automatically. Returns depend on location, price and tenant demand. In many areas both sizes rent well. Compare rent to price for each size in the specific area.

Joint families, households with parents and children, or buyers who need separate offices. Expect higher maintenance, interiors and a smaller resale market.

There's no standard. It varies by project and layout. Compare carpet area and room sizes across options rather than relying on the BHK label.

Under the RERA Act, exclusive balconies are not part of carpet area. They add usable space, but compare flats on carpet area and treat balconies as a bonus.
