Both corridors run south-east from the city into Anekal taluk, and both change character once they leave GBA. This comparison reuses the figures in our Electronic City guide and Sarjapur Road guide, and says where data runs out.

| 12-month change | +10% | +3% |
| ANAROCK base rate, Q1 2026 | ₹7,200 per sq ft | ₹11,400 per sq ft |

| Next metro | Already running | Blue Line at the ring-road junction, target May 2027 (news); Red Line awaiting approval |
| Authority | ELCITA township, GBA or panchayat | GBA on the inner stretch, panchayats further out |
Guidance values are the 2023 rates still in force. Check Kaveri for your registration date; our guidance value table explains why.
Which is cheaper, Electronic City or Sarjapur Road?
Electronic City, on both consultants' figures. Knight Frank's midpoints are ₹7,150 per sq ft for Electronic City and ₹8,500 for Sarjapur Road (Knight Frank). ANAROCK's base rates are further apart, at ₹7,200 and ₹11,400 (ANAROCK).
Sarjapur Road's guidance values swing far more. The gazette values a site near Koramangala at ₹1,69,000 per sq m and one in Sarjapura village at ₹20,000. Electronic City's site lines sit in a narrower ₹37,200 to ₹52,800 band.
Which has better metro access?
Electronic City. The Yellow Line from RV Road to Bommasandra opened in August 2025 and stops at Electronic City (PIB).
Sarjapur Road has no line yet. The Blue Line along the outer ring road crosses it near Ibbalur, and BMRCL is reported to be aiming to open the Central Silk Board–KR Puram section in May 2027 (BLR Today, news). The Sarjapura–Hebbal Red Line still awaits central approval, though BMRCL has started soil testing (The Hindu, news). Our metro lines guide tracks both.
Which gives better rental returns?
They're close. At ANAROCK's base rates and the midpoint of its rent ranges, a 1,000 sq ft 2BHK yields about 4.25% gross in Electronic City and 4.16% on Sarjapur Road. Sarjapur Road earns more rent in rupees but costs more to buy. Both ANAROCK rent figures rose 1% on the quarter.
Which floods more?
We can't rank them from public data. The April 2026 city list of 101 flood-prone points covers only GBA's five corporations: 24 in the South and 20 in the East (The New Indian Express, news). It doesn't cover the ELCITA township or panchayat areas. Sarjapur Road's inner stretch passes lakes and drains in the Bellandur catchment. See our lake and drain checks and flood-prone areas map.
What about water and approvals?
Both change at the GBA line. Inside, BWSSB supply and e-Khata apply; outside, panchayat records (e-Swathu), borewells and tankers are common, and the stamp duty surcharge is 3% of duty instead of 2%. In Electronic City, the ELCITA township issues its own building licences and khata. Our approvals guide shows which authority applies.
Worked examples
These use published figures and illustrative sizes.
Worked example 1: the same flat at each midpoint
A 1,200 sq ft flat at Knight Frank's midpoint in each area.
| Step | Electronic City | Sarjapur Road |
|---|---|---|
| Midpoint rate | ₹7,150 per sq ft | ₹8,500 per sq ft |
| Price | ₹85,80,000 | ₹1,02,00,000 |
| Charges at 7.6% (inside GBA) | ₹6,52,080 | ₹7,75,200 |
| Charges at 7.65% (outside GBA) | ₹6,56,370 | ₹7,80,300 |
The Sarjapur Road flat costs ₹16,20,000 more. Being outside GBA adds only ₹4,290 to ₹5,100 in charges here; the bigger differences are records, water and approvals.
Worked example 2: gross yield in each
A 1,000 sq ft 2BHK at ANAROCK's base rate, let at the midpoint of its rent range.
| Step | Electronic City | Sarjapur Road |
|---|---|---|
| Price | ₹72,00,000 | ₹1,14,00,000 |
| Midpoint rent | ₹25,500 a month | ₹39,500 a month |
| Annual rent | ₹3,06,000 | ₹4,74,000 |
| Gross yield | 4.25% | 4.16% |
Before maintenance, vacancy and tax.
Worked example 3: a 1,200 sq ft site on typical lines
| Line | Guidance value (₹/sq m) | Site value |
|---|---|---|
| Electronic City, Neeladri Main Road | 52,800 | ₹58,86,288 |
| Electronic City, Konappana Agrahara village | 37,200 | ₹41,47,157 |
| Sarjapur Road, Doddakannelli main road | 95,985 | ₹1,07,00,669 |
| Sarjapur Road, Chikkakannelli village | 37,800 | ₹42,14,047 |
| Sarjapura village | 20,000 | ₹22,29,654 |
The JOBS test: choosing between two corridors (our framework)
| Step | Question | Electronic City | Sarjapur Road |
|---|---|---|---|
| Job hub | Where do you work, and how long is the trip at peak? | Electronic City's tech parks, Hosur Road | Outer ring road, Bellandur, Whitefield side |
| Operating metro | Is there a line you can use today? | Yellow Line running | None until the Blue Line opens |
| Boundary | Is the flat inside GBA, ELCITA or a panchayat? | All three exist | GBA inside, panchayats outside |
| Spend | What's the price, and what rent will it earn? | Lower price, lower rent | Higher price, higher rent |
If your job is in Electronic City, the commute usually settles it. If it's on the ring road, compare the trip from each specific building.
