What changes for a home above ₹ 75 L?
Above ₹ 75 L the RBI caps a home loan at 75% of the property value, so at least a quarter of the price comes from your savings. Stamp duty, cess, surcharge and registration add another 7.6% in cash. On a ₹ 3 Cr home that is ₹ 22,80,000 before interiors. Maintenance on larger homes in gated projects is also higher, so it is worth adding to the monthly outgo.
The buyer of a property worth ₹ 50 L or more also deducts 1% TDS from the payment to the seller and deposits it with the tax department. It is part of the price, not an extra cost, but it has to be filed on time. Please verify TDS with your Chartered Accountant.
How the highest price is found
Take-home × your EMI limit − EMIs you pay nowThe smaller of what that EMI repays and the RBI limit for the pricePrice − loan + government charges + interiors and movingThe top price where cash + months × outgo ≤ your savingsWorked example: ₹ 5 L take-home, ₹ 1 Cr saved
With ₹ 50,000 of current EMIs and a 40% limit, the new EMI can be up to ₹ 1,50,000, which repays a loan of ₹ 1,72,84,626 at 8.5% over 20 years. Keeping six months of outgo aside, the highest price is ₹ 2,42,42,000.
A ₹ 3 Cr home needs ₹ 97,80,000 in cash with 25% down. The EMI of ₹ 1,95,260 plus current EMIs is 49.1% of pay, above the limit, and only ₹ 2,20,000 of savings would be left. Verdict: Not yet.
Worked example: the same buyer with no other EMIs
Without the ₹ 50,000 of existing EMIs the highest price rises to ₹ 2,73,93,000. A ₹ 2.5 Cr home then needs ₹ 81,50,000 in cash, the EMI is ₹ 1,62,717 (32.5% of pay) and ₹ 18,50,000 stays in savings, more than six months of outgo. Verdict: Fits.

What stamp duty and registration apply in Bengaluru?
On a sale deed in Bengaluru, Karnataka charges 5% stamp duty on the market value (Karnataka Stamp Act, Schedule Art. 20(1)), a 10% cess on the duty (s.3B) and, inside the Greater Bengaluru Area, a 2% surcharge on the duty (Greater Bengaluru Governance Act 2024, s.170). The registration fee is 2% (IGR notification of 29 Aug 2025, in force from 31 Aug 2025). Together that is 7.6% of the value. The first sale of a flat pays less duty: 2% up to ₹ 20 L and 3% above ₹ 20 L up to ₹ 45 L, so the total is 4.24% or 5.36%. Resale flats, plots and houses pay 5% at any price.
