Your affordability is primarily limited by your Income Capacity. Your available cash (₹25,00,000) is more than sufficient for the required 20% down payment (₹21,60,578).
Tip: Clearing existing high-interest EMIs or adding a co-applicant's income will instantly increase your maximum home buying budget.
Affordability estimates are indicative and based on standard lender LTV and FOIR parameters. Actual loan approval depends on credit score and lender profile.

What Determines Your Home Affordability?

Your home buying budget is dictated by two strict constraints: Income Capacity and Cash Capacity. Lenders evaluate how much monthly installment you can comfortably service, while real estate guidelines require a mandatory cash down payment.

Your Maximum Affordable Property Price is always equal to: MIN(Income Capacity, Cash Capacity).

How Is Home Affordability Calculated?

1
Step 1 — Maximum Affordable EMI Affordable EMI = (Monthly Net Income × Max EMI Ratio) − Existing EMIs
2
Step 2 — Maximum Affordable Loan Loan = EMI × [ (1+r)^n − 1 ] / [ r(1+r)^n ]
3
Step 3 — Maximum Affordable Property Price MIN( Maximum Loan / LTV% , Maximum Loan + Available Down Payment )
4
Step 4 — Required Down Payment Required Down Payment = MAX( 0, Property Price − Maximum Loan )
5
Step 5 — Total Repayment & Total Interest Total Repayment = Monthly EMI × Tenure (Months)
Total Interest = Total Repayment − Maximum Loan

Home Affordability Calculator FAQs

What is the 50% EMI-to-income rule?
Banks typically recommend that your total monthly debt obligations (including your new home loan EMI and existing EMIs) should not exceed 40% to 50% of your net monthly take-home income.
What is LTV ratio in home loans?
LTV (Loan-to-Value) ratio is the percentage of the property value that a bank is willing to finance. In India, RBI caps LTV at 80% to 90% depending on the property value.
Does existing EMI reduce home loan eligibility?
Yes. Existing EMIs reduce the remaining monthly income available to service a new loan, directly decreasing your maximum affordable loan amount.
What if my available down payment is less than 20%?
If your available cash is less than the required down payment for an 80% LTV loan, your overall property budget will be constrained by your cash capacity.
